Position Summary

We are helping our client fill a Commercial Portfolio Associate
- Leasing, Marketing, Operations
position. Our client is a dynamic commercial real estate investment firm specializing in the acquisition and active management of value-add industrial properties across New England. They are seeking a motivated professional to join their team, working directly with the Principals on leasing strategies and supporting our in-house Asset Manager on property operations.

Position Summary:

This is a full-time, hybrid position. While the primary focus is on our New Hampshire portfolio, the role requires travel to assets throughout New England. Ideal candidates will have 1–3 years of professional experience, a strong work ethic, and a desire to build a career in Commercial Real Estate. Prior industry experience is not required; comprehensive training will be provided.

Key Responsibilities:

Leasing & Marketing

  • Tenant Acquisition:Proactively generate leads through cold calling, field canvassing (door-knocking comparable properties), and rapid response to inbound inquiries.
  • Marketing Management:Develop and maintain high-quality marketing collateral. Ensure premium placement and accuracy on platforms including Loop Net, Crexi, Facebook Marketplace, and Craigslist.
  • Pipeline Administration:Maintain the leasing dashboard to track all activity from initial lead to executed lease, ensuring no opportunity is lost.
  • Relationship Management:Represent the firm at Chamber of Commerce events and maintain monthly contact with the regional brokerage community to ensure Northwood Capital’s assets are top-of-mind.
  • Transaction Coordination:Conduct property tours and manage the leasing administration process, including LOIs, lease execution, deposits, insurance compliance, move-ins and move-outs.

Property Operations

  • Operational Support:Work closely with the Asset Manager to execute day-to-day property management tasks and strategic asset plans.
  • Project Oversight:Serve as the on-site liaison for contractors during tenant fit-outs and capital improvement projects, ensuring work is completed to spec.
  • Vendor Management:Assist the Asset Manager in sourcing and vetting new service providers (plumbers, electricians, pavers) to expand our vendor network.
  • Financial Monitoring:aid in tracking project costs against budgets, managing change orders, and verifying accurate billing.
  • Asset Documentation:Create and update detailed specification sheets for all units, documenting critical data such as mechanical age, clear heights, and power capacity.

Qualifications & Requirements

  • Experience:1–3 years of professional experience in any field.
  • Mobility:Valid driver’s license and access to a reliable vehicle are mandatory for travel across New England.
  • Skills:Strong proficiency in Microsoft Excel and CRM software. Ability to learn new property management tools quickly.
  • Attributes:Self-starter with a "hunter" mentality; comfortable with phone-based outreach and face-to-face networking.
  • Preferred (Not Required):Basic understanding of building systems (HVAC, electrical, structural) is an advantage.

Compensation

  • $60,000 annually
  • Performance-based Commission Structure (Leasing Bonuses)
  • Direct mentorship from the firm's Partners and Asset Manager
