Maintenance Technician Plumbing

Position: Maintenance Technician with Plumbing Experience
PLUMBING LICENSE and ELECTRICAL IS ENCOURAGED Utilize maintenance and customer service skills to ensure the overall upkeep of the properties, maintaining compliance with all applicable laws and the company's established standards. Responsibilities include troubleshooting and repairing various aspects of the property and individual units, including plumbing, electrical, HVAC, carpentry, appliances, painting, and drywall. Work may be performed independently or as part of a maintenance team.

This position operates in compliance with Fair Housing laws and supports an environment of Equal Employment Opportunity. Travel will be required between 3 communities. Lakewood, OH, Shaker heights, Warrensville Heights.

Responsibilities:

Troubleshoot and complete resident work orders daily, prioritizing service requests and ensuring timely completion.

Prepare vacant units for new residents, ensuring each unit meets company standards and checklist requirements.

Maintain the exterior grounds of the property, including seasonal tasks such as snow removal and landscape.

Conduct regular walk-throughs of the entire property to ensure all areas are functioning properly Ex:
Exterior lighting, entryways, signage, curb appeal etc; take corrective action as needed.

Prepare the property for inspections either from ownership or the lenders.
Coordinate and schedule outside contractors for projects when necessary.
Respond promptly to on-call duties in accordance with company policy.
Attend staff meetings as required or requested.
Perform other duties as assigned by the Maintenance Supervisor, Maintenance Manager, or Property Manager.

Ability to read and comprehend warning labels, service requests, and maintenance documentation.
Effectively communicate with residents, team members, and supervisors.

Continuously seek ways to improve the property and enhance resident retention.

Computer Skills

Proficient in Google Workspace (Docs, Sheets, etc.).

Experience with property management software; familiarity with E-Property Care is a plus.

Manual Skills

Skilled in cleaning, landscaping, snow removal, and general groundskeeping.

Maintenance Skills

Appliance Repair :
Troubleshoot and repair parts, clean lint screens, service pumps, transmissions, and water heaters.
Carpentry :
Use of hand and power tools, install and repair cabinets, doors, hardware, drywall, windows, and shelving.
Electrical :
Replace outlets, switches, fixtures, circuit breakers, photocells, and ballasts; use basic test equipment; understand fire/security systems.
Groundskeeping :
Maintain landscaping and snow removal equipment; perform snow removal, salting, and lawn care.
Housekeeping :
Use and understand MSDS; clean using proper chemicals and equipment.
HVAC :
Change filters, clean coils, replace pumps; troubleshoot systems using schematics and wiring diagrams; hold Type II EPA certification; use pressure gauges; charge, evacuate, and replace units.
Plumbing :
Repair and replace copper, PVC, CPVC piping, toilets, pumps, valves, and fixtures; troubleshoot water heaters; operate electric augers/snakes.
