Maintenance Technician

Responsibilities

The Maintenance Technician provides exceptional service to residents, works with the Maintenance Supervisor, and reports to the Property Manager.

Duties include:

• Perform independent technical repairs in plumbing, electrical, heating, air conditioning, and appliances.
• Complete apartment turnover maintenance within 3‑5 business days, including installation of blinds, filter changes, bulb replacements, drip pan replacements, door stoppers, caulking, and other miscellaneous repairs.
• Maintain common areas by sweeping, mopping, vacuuming, emptying trash, pressure washing, and window cleaning.
• Monitor building exteriors for roof, siding, shutter issues.
• Help maintain a preventive maintenance program for assigned areas.
• Ensure equipment and structures in area of responsibility are safe.
• Enter newly purchased tools or equipment into inventory and keep work area clean and orderly.
• Observe all safety rules.

• Valid driver's license with acceptable driving record and proof of automobile insurance coverage.
• EPA certification preferred; if required for a specific property, must be obtained within 90 days of employment start date.

• Effective time‑management skills and attention to detail.
• Ability to adapt to change calmly.
• Respect for confidentiality.
• Maintenance experience and knowledge in plumbing, electrical, HVAC, and appliances.
• Ability to lift heavy objects.
• Clear communication with residents.
• Ability to work cooperatively in a team environment.
• Willingness to work on‑call hours.
