Position Summary

The Maintenance Technician will be responsible for general maintenance work, keeping common areas on the interior and exterior of the property clean, and supporting overall facility upkeep.

Responsibilities
  • Perform regular custodial duties around the property, including sweeping, mopping, vacuuming, dusting, and removing trash.
  • Complete grounds work as directed by the Maintenance Manager and/or Community Manager, such as clearing trash, cleaning dumpster areas, blowing parking areas and sidewalks, removing debris, and power washing.
  • Thoroughly clean breezeways by removing cobwebs, clearing lights, mopping floors, power washing, and wiping down doors and handrails.
  • Execute basic landscaping tasks including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves, and twigs.
  • Assist in the preparation of make‑ready units, removing trash from vacant apartments as part of make‑ready processes.
  • Operate safely equipment such as power washers, backpack blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts.
  • Assist in pool maintenance and understand basic pool care, including chemical readings, adjustments, backwashing, and cleaning.
  • Respond promptly to on‑call and after‑hours maintenance assignments.
  • Complete work orders and maintenance tasks within 24‑48 hours, updating records in the computer system, addressing pending tasks, and setting clear completion expectations.
  • Perform repairs to maintain the community’s aesthetics and structural integrity, ensuring prompt resolution of any damage.
  • Ensure compliance with company and regulatory policies, including OSHA regulations and safety/environmental laws; report supply needs to the Maintenance Manager and/or Community Manager and maintain shop organization.
Education and Experience
  • High school diploma or GED – Preferred.
  • At least one year of experience in maintenance or a related field – Preferred.
  • General knowledge in a variety of skilled trades, including construction/installation, repair, and maintenance, drywall, basic carpentry, and make‑ready.
  • Ability to work efficiently and meet deadlines.
  • Good organizational skills and attention to detail.
  • Valid driver’s license – Required.
Qualifications

Physical Requirements
  • Must be able to walk, stand, climb stairs or ladders, and access various areas of the property.
  • May be required to push or pull items and reach overhead.
  • May need to bend, stoop, or kneel.
  • May require dexterity of hands and fingers and ability to grasp tools.
  • Must be able to see to identify plants, weeds, and pests, and read computer screens.
  • Must be able to hear and understand verbal communications in person and over the phone or computer.
  • Must detect sounds indicating potential issues, such as machinery noises or alarms.
  • May occasionally lift or carry items weighing up to 50 pounds; heavier items may require assistance or equipment.
  • Must operate maintenance tools such as power washers, trimmers, blowers, and floor scrubbers.
  • Must operate a computer, keyboard, mouse, and other office equipment.
Work Environment
  • This role is site‑based and requires time outdoors, exposing the employee to the elements.
  • May involve working in confined spaces, heights, and potentially hazardous areas.
