The Assistant Project Manager provides assistance to Project Managers and Project Engineers primarily in buyout, project documentation, project information systems, and close-out. Conforms to corporate policies and procedures, upholds ethical standards, and exemplifies corporate values with an emphasis on integrity and service.
Essential Duties and Responsibilities:
- Thoroughly understand project documents including drawings and addenda.
- Assist Project Manager in evaluation of bid packages, analysis of vendor bids, and creation of commitments to Subcontractors and Suppliers ensuring internal compliance with procurement policies and vendor compliance with contract terms.
- Assist Project Manager with accurate cost projections.
- Solicit and evaluate change order requests and pricing from vendors.
- Administer document control for all project documentation including submittals, logs, project changes, correspondence, drawings, and As-Builts.
- Document project meetings and distribute meeting minutes to Project Team.
- Monitor, maintain, and update project timeline and develop look-ahead schedule updates under the direction of Project Manager.
- Promote jobsite safety with an achievable goal of zero jobsite incidents; actively participate in safety meetings, job walks, and other safety-specific tasks.
- Promote and actively participate in Quality Management System as directed by Project Manager.
- Coordinate with all governmental agencies from permitting process through Certificate of Occupancy.
- Manage Punch List process from creation to completion.
- Assist Project Manager in timely closeout of commitments and project documents.
- This job is safety sensitive for medical marijuana purposes.
- This position requires driving a personal vehicle on behalf of the company or a company vehicle; therefore, the applicant must successfully complete a motor vehicle records check, possess, and maintain a current, valid driver's license in their state of residence, and immediately self-report convictions/violations/tickets to the DOT Compliance Specialist as per Company Policy. Any negative change in the status of the employee's driving record may result in the revocation of the employee's privilege to drive for the company.

Education/Skill Requirements:
- A 4-year college degree in Construction Management, Construction Science, or similar program is preferred.
- Career experience must include at least 3 years of Project Engineering in commercial construction.
- Excellent written and oral communication.
- Must be willing and able to speak before groups of people in project interviews and meetings.
- OSHA 10-hour training.
- Microsoft Office suite.
- Sage Estimating.
- Sage 300 Construction and Real Estate (accounting application).
- Scheduling software(s).
- Prolog Manager.
- Maintain positive relationship with clients, designers, and vendors.
- Actively promote safe execution of projects with an achievable goal of zero jobsite incidents.
- Read and interpret drawings and specifications.
- Read and understand building codes, zoning ordinances, OSHA requirements, and other legal restrictions.
- Understand construction schedule and anticipate project flow.
- Prepare minor and miscellaneous pricing.
- Manage multiple scopes of work both subcontracted and self-performed.
- Acute attention to detail to assist in research, investigation, or financial review.
