Under the supervision of the Director of Facilities, the Facilities Services II works independently to perform a wide range of general maintenance, grounds, and motor pool duties within College owned properties. Performs essential job duties in accordance with all safety regulations.

Building Maintenance Activities (approx. 50% of Time)
  • Respond and perform work orders in campus environments where extreme sensitivity and judgment must be exercised to respect privacy, personal property and cultural differences.
  • Performs preventative and reactive maintenance on building systems, plumbing, mechanical, and control systems and related components; tests system competency and component devices and evaluates performance. Troubleshoots equipment/system problems and identifies when appropriate for external service provider to make repairs or perform warranty work. Includes but is not limited to:
    • Maintains and repairs finished plumbing; replaces gaskets a
      pprox.nd rings; removes/installs and unplugs toilets, sinks, showers; unplugs drains; removes/installs and repairs air, water, gas, steam, and sewer piping and maintains/repairs sewer treatment pumps.
    • Repairs and replaces restroom dispensers, stall partitions, doors, and hardware.
    • Performs service and preventative maintenance on small-motorized equipment engines;
    • Maintains air‑handling units and associated systems; cleans and inspects all equipment, completes filter changes, lubricates, maintains and services mechanical and refrigeration and/or cooling systems.
  • Responsible for general locksmith duties as backup to main locksmith. Cleans, lubricates and repairs locks; re‑keys and repairs locks; issues and duplicates keys; installs and repairs all door hardware; installs, maintains, and repairs electric door openers and overhead doors; picks locks when keys are lost.
  • Performs necessary painting, staining, and sealing work. Select painting materials for special needs such as water sealing and decay prevention. Repair/replace drywall including patching, texturing, painting. Repair flooring and sub‑floor including laying flooring.
  • Install and maintain traffic signs, building signs, and interior signage.
  • Maintains work areas in a clean and orderly fashion and considers personal and public safety a priority while performing work duties.
  • Grounds (
    pprox.30% of Time)
  • Landscape:
    Cares for shrubs, trees, and ground cover areas. Prunes, weeds, edges, removes debris, top dresses, irrigates, plants new plants and removes the undesirable. Excavates and develops landscape areas for installation and renovation.
  • Turf:
    Mows, aerates, thatches, edges, removes debris, irrigates, and reseeds or replaces sod in damaged areas. Excavates and develops lawn areas for installation or renovation. Assists in maintenance of athletic fields as directed.
  • Sidewalks, paths, steps, parking lots, and roadways:
    Empties litter cans; removes debris, snow, and ice; sweeps and power washes areas; and applies chemicals and/or materials to remove slippery conditions to ensure safety of pedestrian and vehicular traffic.
  • Irrigation systems:
    Installs, repairs, and programs irrigation systems and sets sprinkler heads.
  • Monitors and clears storm drainage system obstructions.
  • Equipment operation and maintenance:
    Operates equipment, tools, and vehicles in a safe manner; fuels, cleans, and performs routine preventative maintenance and daily checks on all items used to perform tasks. Informs Director of needed repairs.
  • Pest Management:
    Monitors outdoor areas for harmful and/or landscape damaging rodents, insects, and roadkill. Monitors and controls plant damaging insects and diseases. Mixes and applies soil amendments, insecticide, herbicide and fungicide. Handles chemicals and other materials in a safe manner.
  • Motor Pool Support (a
    pprox.10% of Time)
  • Monitor and maintain College vehicles; inspect and diagnose mechanical defects utilizing specialized equipment, manuals, and other resource materials and determines corrective action required to repair defects; creates plan of action with Director of Facilities for repair.
