Position Summary

The Associate General Manager assists the (Sr) General Manager with achieving property‑specific business metrics and goals. The Associate General Manager leads the property team, builds community connections, and achieves operational excellence while complying with safety and health principles. This position prepares the candidate to become the General Manager of a separate company property within 9‑24 months, requiring relocation based on company needs.

Responsibilities
  • Operate a clean, well‑maintained property providing guests with a positive shopping experience.
  • Work with the (Sr) General Manager to prepare and manage multi‑year ordinary capital and operating expense plans to meet or exceed company expectations.
  • Maintain a strong understanding of property key metrics including net operating income, cash flow, occupancy, sales, and property financing.
  • Help develop the talent of the property team while ensuring compliance with company policies and procedures.
  • Support the (Sr) General Manager’s efforts in reinforcing the company’s core values through building effective teams.
  • Develop relationships with corporate departments such as Leasing, Accounting, Finance, Marketing, National Operations, Human Resources, and Development (as needed) to meet property and corporate objectives.
  • Identify opportunities to create meaningful partnerships and experiences that drive community connection with the property.
  • Understand all REA obligations and partnerships with adjacent property owners.
  • Assist the real estate tax team in developing proactive tax strategies.
  • Support corporate sustainability efforts to reduce the property’s carbon footprint.
  • Monitor and assist with accounts receivable as needed to achieve company objectives.
  • Support the Safety, Health, and Environment program by incorporating GGP’s Life‑Saving Principles into work planning and execution.
  • Participate in the Manager on Duty (MOD) schedule during non‑office hours, including evenings, weekends, and holidays. MOD coverage may be defined as on call, and the MOD is required to be on‑site at least one Saturday per month. On‑site MOD requirements will be determined and approved by leadership.
  • Other duties as assigned.
Qualifications
  • Bachelor’s degree preferred.
  • 2+ years of property management experience preferred; shopping center industry experience is a plus.
  • Strong interpersonal and relationship‑building skills.
  • Basic understanding of financial and accounting principles.
  • Effective writing and communication skills.
  • Ability to adapt to a changing work environment.
  • Strong working knowledge of Microsoft Office, Microsoft Teams, JDEdwards, and Salesforce.
  • Recognized industry certification preferred: OSHA General Industries 30‑Hour course.
