Operating Engineer

Overview

The Operating Engineer at JLL is responsible for supporting all operational aspects of the building, including maintenance, mechanical, HVAC, electrical, and plumbing systems. The role requires on‑site presence and supports the facility’s day‑to‑day functionality.

• Complete assigned tasks such as painting, pressure washing, maintaining lighting bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work, and general maintenance (as allowed by licensure).
• Maintain the work order system (CMMS) daily and fulfill tenant service requests.
• Perform preventive maintenance and inspection tasks.
• Support on‑call or emergency response situations when applicable.
• Troubleshoot all building systems, including electrical, DDC, and pneumatic controls.
• Comply with all safety procedures and participate in ongoing technical, safety, and operational training programs.
• Complete other projects and tasks as assigned.

• 3+ years of related work experience in repair, maintenance, HVAC, plumbing, electrical, or carpentry.
• Trade school education, union training, military service, or college is desirable.
• Universal CFC EPA certification or interest in achieving certification within the first year (with JLL assistance).
• Experience using Microsoft Office (Word, Outlook, Excel, Teams).
• Ability to lift up to 50 lbs and use ladders up to 30 feet tall.
• Comfortable with frequent climbing, bending, kneeling, lifting, and driving.
• Strong customer service skills.

Location:

On‑site – Coral Gables, FL.

Schedule:

7 AM – 4 PM, Monday through Friday.
Estimated compensation: $28.85 – $38.47 per hour.
