The Operating Engineer supports all operational aspects of the building, including maintenance, mechanical, HVAC, electrical, and plumbing systems.

Schedule:

7 AM – 4 PM, Monday through Friday. Estimated compensation: $28.85 – $38.47 per hour. This position requires the Engineer to be on‑site.

• Complete assigned tasks such as painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by licensing requirements).
• Maintain the CMMS daily and complete tenant service requests.
• Perform assigned preventive maintenance and inspection tasks.
• Support on‑call or emergency response situations (if applicable).
• Troubleshoot all building systems, including electrical, DDC and pneumatic controls.
• Comply with all safety procedures.
• Participate in ongoing technical, safety, and operational process training programs.
• Other projects and tasks as assigned.

On‑site presence required.

• 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry.
• Trade school education, union training, military service or college is desirable.
• Universal CFC EPA certification or interest in achieving it within the first year (with JLL assistance).
• Experience using Microsoft Office (Word, Outlook, Excel, Teams).
• Ability to lift up to 50 lbs.
• Comfort using ladders up to 30 feet tall.
• Ability to frequently climb, bend, kneel, lift and/or drive.
• Strong customer service skills.
