Associate Broker, Industrial - Corona, CA, US

As an Associate Broker focused on Industrial Commercial Real Estate, you will play a pivotal role in tenant representation across the Inland Empire submarket, with a primary focus on third‑party logistics (3PL) companies and other industrial occupiers. You will be primarily responsible for business development activities while also researching market trends, assisting with property valuations, preparing client presentations, and contributing to negotiations and transactions.

Working alongside senior brokers, you will help drive the strategy for growth and development in the industrial sector while gaining exposure to various aspects of commercial real estate in a fast‑paced environment.

• Develop a deep understanding of the real estate market by obtaining the latest market and industry research, historical information, and trends.
• Engage in extensive cold calling, face‑to‑face prospecting, and other business development practices.
• Create and organize a detailed database for tenant pursuits and proactively schedule and meet with prospective tenants.
• Contribute to building tours, presentations, drafting proposals, and report preparation.
• Track and collect market level data and comps for the submarket.
• Maintain daily interaction with clients and prospective clients.
• Participate in firm marketing and business development opportunities.
• Perform financial modeling and analysis.

• Fluency in spoken Mandarin is required; a significant portion of the target client base in the Inland Empire operates in Mandarin.
• Minimum of a bachelor’s degree.
• Prior experience in commercial real estate, logistics, supply chain, or B2B sales is a plus; recent graduates with strong communication skills and an entrepreneurial drive are encouraged to apply.
• Understanding of client needs and dedication to service.
• Strong financial analysis skills.
• Strong organizational skills with the ability to manage multiple priorities, tasks, and deadlines in a fast‑paced environment.
• Leadership experience, sales and negotiating skills.
• Working knowledge of Excel and general understanding of CRM software and tools.
• Ability to work independently with a team‑player attitude.
• Must be able to succeed in an environment that values individual perspectives and encourages sharing of information and ideas, while driving toward common goals.
