Position Summary

The Maintenance Technician I is an entry‑level role focused on assisting more experienced technicians and learning the fundamentals of property maintenance. The position involves troubleshooting, repairing, and maintaining assigned properties to ensure they are in optimal condition and compliant with state and federal regulations. This role reports to the Regional Maintenance Manager and receives daily oversight from the properties’ Maintenance Technician III.

Job Duties / Responsibilities
  • Perform basic maintenance tasks such as painting, caulking, and minor repairs.
  • Assist with routine inspections and preventive maintenance.
  • Help maintain common areas, including janitorial duties and landscaping.
  • Respond to maintenance requests under supervision.
  • Learn and adhere to safety protocols and building codes.
  • Assist in setting up and breaking down equipment for events or activities.
  • Report or document any maintenance issues or safety hazards to supervisors promptly.
  • Ensure compliance with safety regulations and building codes.
  • Assist in managing inventory of maintenance supplies and equipment.
  • Complete unit make‑readies, ensuring vacant units are fully prepared for leasing.
  • Conduct initial move‑out inspections and document unit conditions.
  • Perform key/lock changes, necessary repairs, painting, and deep cleaning.
  • Other duties as assigned by leadership to support the mission of Prospera Community Housing.
Knowledge / Skills / Abilities – General Performance
  • Knowledge of government inspections and requirements such as HUD and TDHCA.
  • Proficient use of computers, cell phones, and other technological devices to document and complete daily tasks.
  • Follow written and verbal instructions accurately and efficiently within designated time frames.
  • Excellent time‑management skills, prioritizing tasks to minimize downtime and maintain optimal operational performance.
  • Willingness to learn and develop new skills.
Education and Experience Required
  • High school diploma or equivalent.
  • Basic knowledge of maintenance tasks.
  • Valid driver’s license and reliable transportation.
Certifications (Optional)
  • EPA Section 608 Certification for refrigerant handling.
  • OSHA 10‑Hour General Industry Certification for safety awareness.
Communication and

Physical Requirements
  • Foster a positive work environment embracing Prospera’s mission and core values.
  • Use proper lifting techniques; lift and carry objects up to 50 pounds.
  • Ability to stoop, kneel, bend, and reach daily.
  • Use ladders and work at heights, comfort with prolonged standing and walking.
  • Use hand tools and power tools with good hand‑eye coordination.
  • Perform tasks involving repetitive motions.
  • Wear appropriate PPE, including gloves, safety glasses, and steel‑toed boots.
  • Participate in regular safety training sessions.
  • Verbal contact with others, noise, and occasional travel within Prospera regions.
