Porter

The Porter assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. The Porter also supports the make‑ready process in line with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community maintenance: regular/daily onsite attendance required.
  • Cleaning, trash removal and general maintenance of grounds, buildings, breezeways and all interior and exterior common areas.
  • Respond to resident/management requests and work orders for community common areas, buildings and units in a timely manner.
  • Ensure all repairs and replacements necessary for grounds, buildings and community common areas are completed promptly.
  • Inspect grounds, buildings and other community features daily to identify, minimize and correct hazardous property conditions or liability concerns.
  • Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Understand and follow Asset key policy.
  • Maintain a well‑organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
  • Participate in unit inspections as requested.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Utilize property resources, equipment and supplies economically.
  • Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
  • Participate in on‑call emergency at community.
  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce policies of the community that the immediate supervisor delegates.
Education / Experience
  • High School Diploma or Equivalent.
  • Basic computer skills required; ability to understand and perform all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly required to move about to accomplish tasks or move from one worksite to another and traverse flat and uneven terrain.
  • Frequently required to ascend and descend ladders, stairs, ramps, step stools, work in an overhead position or reach, repeat motions that may include the wrists, hands and/or fingers, adjust or move objects in all directions of 100+ lbs., lift and place objects of 100+ lbs., communicate with others to exchange information, operate motor vehicles and/or golf carts, exposed to outdoor weather elements and hazardous chemicals.
  • Occasionally required to move self in different positions to accomplish tasks in various environments, including tight and confined spaces, remain in a stationary position, often standing or sitting for prolonged periods, operate machinery and power tools, assess the accuracy, neatness and thoroughness of the work assigned, identify and inspect objects and areas, work overtime, weekends, night hours (on‑call property emergencies).
Salary Range

$16 per hour to $17 per hour.
