* *** POSITION PURPOSE
** Responsible for maintaining and inspecting open property, buildings, equipment, credit union vehicles, utilities, furnishings, and grounds.  Assumes direct responsibility for maintenance of assigned areas.  Performs preventative maintenance, makes minor repairs, and supervises, directs, and assists outside service personnel and vendors as needed.  Reports major repair and maintenance needs to the Administrative Services Supervisor.
** ESSENTIAL FUNCTIONS AND BASIC DUTIES
** 1.
** Assumes responsibility for the effective performance of assigned facility maintenance functions.
** a.
Operates building equipment and utilities systems to maintain proper heat, cooling, power, water, plumbing, etc.  Assists outside service representatives in checking, maintaining, and repairing building equipment.b.
Reviews scheduled cleaning work completed by outside janitorial service.  Checks vacuuming, dusting, window washing, etc.c.
Performs and arranges scheduled preventative maintenance and cleaning.  Completes inspections and tests and maintains logs and records reflecting results.d.
Performs supply orders and deliveries that support inventory needs for credit union.e.
Performs minor building and furniture modifications or repairs involving carpentry, painting, wiring, and overhauling.f.
Provides assistance and direction on outside service and repair work.  Follows up on work reviews and ensures that outside services are efficiently completed.g.
Checks landscaping needs and completes sprinkling system repairs as necessary.h.
Maintains grounds, parking lots, and driveways.i.
Supports emergency, 24-hour on-call service as required.j.
Completes assigned maintenance functions in accordance with established policies and procedures and ADA and OSHA regulations.

Documents scheduled cleaning of systems, equipment, buildings, and grounds.d.
Completes equipment and supply orders as assigned.

** Assumes responsibility for establishing and maintaining effective communication, coordination, and working relationships with Company personnel, management, vendors, and service providers.
