** JOB SUMMARY
** Responsibilities include preparation of vacant apartment homes for move-ins and ensuring that established standards are met and apartments are timely turned. When needed, will assist with pool maintenance and grounds keeping.
** REPORTS TO**:
Community Manager and Lead Maintenance Technician
** SUPERVISES:

* ESSENTIAL FUNCTIONS:

** 1. Prepare vacant apartment homes for move-in.2. Review the make-ready board and take direction from the Community Manager and/or Maintenance Manager to determine action to be taken on apartment homes.
3. Make all repairs/replacements necessary for unit to be occupied as outlined on the make-ready checklist.
4. Apply touch-up and full-paints as needed to interior and exterior of apartment homes.
5. Clean out all trash from apartment homes before, during and after make-ready activity.
6. Inspect completed apartment homes and schedules any necessary follow-up work before designating the unit as “Ready”.
** REQUIRED EDUCATION AND TRAINING
**** DEGREES AND DIPLOMAS
*** High school diploma or equivalent preferred.
** TRAINING/CERTIFICATES/ASSOCIATION MEMBERSHIPS
*** Certifications as required by State and Local Jurisdictions.
** KNOWLEDGE, SPECIFIC AND ABILITIES.
*** Must be skilled in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment and measuring devices.
* May be required to handle plumbing repairs, tile work, appliance repair, carpentry repairs, electrical repairs and all facets of apartment make ready.
* Demonstrated ability to diagnose mechanical, electrical or other malfunctions and make repairs or correct problems.
* Must be able to apply common sense and understanding to carry out instructions and plans.
* Will interact with vendors, contractors, Clients and all levels of employees. Therefore, must possess excellent interpersonal skills.
* Must be able to read and write in English in order to read diagrams, meters, instructions, etc.
* Must have basic knowledge of Fair Housing Laws and OSHA Requirements, EEOC.
* Must supply own tools.## Make Ready
