This hands-on role supports the Lead Maintenance Technician by completing skilled repairs, assisting with property operations, maintaining resident satisfaction, and ensuring the community remains in excellent condition.

What Success Looks Like (Qualifications)
Multi-Family Maintenance

Experience:

Minimum of 1 year of multi-family maintenance technician experience required. Three years of general maintenance experience preferred.

Technical Knowledge:
Strong understanding of apartment maintenance systems, including HVAC, electrical, plumbing, appliances, irrigation, pools, boilers, flooring, roofing, doors, and general building systems.

Required Credentials: EPA License or HVAC License required. Certified Pool Operator (CPO) certification required. Certified Apartment Maintenance Technician (CAMT) certification preferred.

Safety & Compliance Awareness:
Knowledge of OSHA, ADA, EPA regulations, hazardous materials handling, and safe maintenance practices.

Problem-Solving

Skills:

Ability to diagnose maintenance issues, determine solutions, and complete repairs efficiently.

Communication

Skills:

Ability to communicate effectively with residents, vendors, coworkers, supervisors, and property leadership.

Tool & Equipment Proficiency:
Skilled in safely using hand tools, power tools, diagnostic equipment, ladders, and maintenance equipment.

Physical Ability:
Ability to spend 70–85% of the workday on your feet, climb ladders, bend, stoop, reach, and safely lift up to 50 lbs. Ability to push or pull up to 75 lbs. with proper assistance.

Schedule Flexibility:
Ability to work 40 hours per week, including evenings, weekends, emergencies, and rotating on-call responsibilities.

Mobility Requirements:
Valid driver's license and automobile insurance required. Ability to occasionally travel for parts or supplies.

What the Job Looks Like (What You'll Do)
Support Maintenance Operations:
Assist the Lead Maintenance Technician with daily maintenance activities, service requests, inspections, and property improvement projects.

Complete Service Requests:
Diagnose and perform repairs related to electrical, plumbing, HVAC, appliances, water systems, doors, flooring, lighting, pools, and other property systems.

Perform Preventative Maintenance:
Schedule and complete routine maintenance on equipment and systems to protect property assets and prevent future issues.

Coordinate Make-Ready

Activities:

Assist with apartment inspections, repairs, and turnover processes to ensure units are completed accurately and on schedule.

Inspect Property Conditions:
Monitor the community for safety concerns, including broken gates, lighting issues, damaged walkways, pool concerns, and other hazards.
