On the planned side, you're running apartment turns, with a five-day target from vacancy to move-in ready. That turnaround window is tight, and hitting it consistently requires you to walk a unit, build a punch list quickly, sequence the work, and execute without a lot of hand-holding.

HVAC certification is required here, not preferred. That signals how central mechanical systems are to this community's operations. Beyond the technical work, this role includes some team coordination: assigning service requests, mentoring other technicians, managing the on-call schedule, and keeping the maintenance shop stocked without overspending.
