Capital Projects Manager

The Capital Projects Manager has responsibility for capital projects across a national portfolio of operational properties, developed or acquired by Landmark. The position will require construction‑led expertise with an ownership/investment mindset, focusing on supporting asset management and properties through major repairs, value‑add work, special projects, property assessments, tenant improvements (CM), temporary leasing office (CM or GC) buildout, and more. In this role, you will collaborate with asset managers and operations/facilities management to identify and determine capital strategies to maximize the value of Landmark’s assets, including assessing the feasibility of new capital project opportunities and executing on them.

Experience in construction will go a long way toward your success in this role as you can communicate effectively across multiple departments.

Senior Manager, Capital Projects Team. Direct Reports: N/A.

Duties / Responsibilities
  • Manage the design and construction of capital improvements and oversee tenant improvements as needed for Landmark’s assets.
  • Lead multiple projects at once and communicate proactively on any competing priorities.
  • Coordinate with internal Landmark team members to include facilities management, operations, asset management, acquisition, construction (cost estimate, pre‑con, etc.) and design professionals.
  • Select, contract, and manage external team of professionals to include architect, general contractor, engineers and related consultants.
  • Develop, monitor and adhere to project schedules, budget, quality standards and scopes.
  • Coordinate budgeting and pricing, reviewing and approving construction draw submittals and invoices.
  • Represent owner in regular construction meetings, track issues and coordinate project documentation; make strategic recommendations.
  • Coordinate project permitting as needed for project work.
  • Lead consultant, contractor selection/bid process and negotiation.
  • Oversee onsite construction progress and assist with trouble shooting as needed.
  • Track portfolio and asset age and condition.
  • As needed, manage or support emergency response (major repairs, remediation, and/or restoration).
  • Lead or assist with warranty and construction defects.
  • Address new construction project deliveries, outstanding construction items/open issues.
  • Redevelopment Projects:
    Keep assets top of market. Work with asset management team on business plans to keep assets top of the market through value‑add asset repositioning to achieve top of market rents and leasing velocity (underwriting, IRRs, ROI, etc.).
  • Planning, design, permitting and construction oversight (CM).
  • Turnover to Operations and prepare closeout report.
  • Vendor lists management and vendor relations:
    General Contractors and Subcontractors, Immediate Response vendors and contractors, Due Diligence Consultants, Investigation and Testing Consultants, Property Assessments (Acquisitions) Survey Environmental PCA envelope reviews, Parking decks, Property walks/investigations.
  • Assist in tenant interviews as needed.
  • Global assessment or reporting needs – equity partner assessment or reporting needs.
  • Leasing office buildouts.
  • Document management (design docs, O&Ms, as‑builts, warranties, testing reports, etc.).
  • Assistance with Commercial Leasing:
    Assist Landmark Leasing team with Lease Outline Drawings for prospective retail tenants.
  • Coordinate tenant drawings and approvals throughout the process from lease signature through occupancy.
  • Oversee tenant construction throughout the process from lease signature through occupancy, including both landlord improvements and tenant improvements.
  • Review tenant drawings and approve.
  • Prepare budgets for landlord work.
Education & Experience
  • Bachelor’s degree (B.A. or B.S.) from a four‑year college or university.
  • Five years of experience in construction/project management, architecture, engineering, owner’s representative or equivalent combination of education and experience.
  • Entitlement, permitting experience preferred; being able to comprehend construction documents, permit sets, etc.
