Harbinger Land is seeking highly experienced mineral title agents well-versed in the complexities of Ohio mineral title. While this role offers remote flexibility, strong preference (and bonus points!) will be given to candidates based in Southeast Ohio, Northern West Virginia, or Western PA. Local proximity and the ability to occasionally travel to regional county courthouses to pull physical documents will open the door to expanded future opportunities with our team.

Roles and Responsibilities
  • Coordinate directly with the Land Manager to execute comprehensive surface and mineral title research for lease acquisitions.
  • Run full chains of title from patent to present, navigating complex severances, heirships, and fractional interests.
  • Prepare accurate, detailed runsheets, ownership reports, and related title documentation.
  • Research and acquire accurate landowner contact information to facilitate negotiations.
  • For local candidates:
    Visit specific county courthouses to navigate physical index books and obtain crucial documents unavailable in online repositories.
Required Experience
  • 5+ years minimum of dedicated experience in land title research.
  • Deep working knowledge of Ohio-specific title nuances, including the Ohio Dormant Mineral Act (ODMA) and the Marketable Title Act (OMTA).
  • High proficiency in building complex reports using Microsoft Excel and/or Google Sheets.
  • Experience efficiently managing digital files across cloud-based storage systems.
Bonus Points If You Have
  • Experience working with the Parse AI title research platform.
  • Working knowledge of GIS mapping platforms, parcel layers, or deed plotting software (e.g., Net Deed Plotter).
  • Established relationships with local community stakeholders and government/county clerks.
  • Experience in neighboring basins (Northern WV, Western PA).
