Community ManagerThe Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager.
Essential Duties & Responsibilities- Personnel Management:
Screen, hire, train, coach, and develop on‑site staff; complete staffing schedules; address performance issues. - Financial Management:
Achieve net operating income goals by implementing cost control and revenue enhancement; develop annual operating budgets; monitor deposits, rent collections, debt coding, and vendor invoicing; ensure accurate property closeout and ownership reports. - Strategic Leasing Management:
Develop marketing plans; execute leasing techniques to secure closures; manage lease documentation and reporting; handle resident complaints and retain residents through programs and events; show, lease, and move in prospective residents. - Administrative & Maintenance Management:
Ensure accurate reporting; lead emergency response; oversee maintenance service requests and turnaround; maintain property appearance; procure resources and bid for mandatory services; supervise maintenance, construction and rehab activities.
- High‑school diploma or equivalent; bachelor’s degree preferred, or four years’ experience in the housing industry; or one to two years of related experience and/or training; or a combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Proficient computer skills and familiarity with on‑site software.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular communication with others; repetitive motions involving wrists, hands, and fingers; accuracy and thoroughness of assigned work; overtime, weekend, and night work as required.
- Stationary position, standing, or sitting for prolonged periods; movement within and between work spaces.
- Occasional ladder, stairs, scaffolding, ramps, or step stools use; lifting and moving objects up to 25 lb.; operation of machinery, motor vehicles, and golf carts; work in outdoor or confined spaces; exposure to hazardous chemicals.
Reliable transportation is required due to emergency on‑call responsibilities.
Compensation & BenefitsSalary Range: $75,000 per year to $80,000 per year.
