Location: Cranford, NJ 07016 - mainly in the field/onsite at projects throughout NJ and not going to office
Duration: 6-12 month contract to hire
Compensation: $44/hr-$53/h - rexact rate is based on several factors, including skills, experience, and education.

Job Description: Construction Project Manager / Estimator to support both preconstruction and project execution across residential and commercial builds. This individual will play a hands‑on role in estimating, budgeting, subcontractor coordination, permitting, and on‑site project oversight, ensuring projects are planned accurately and delivered efficiently, on time, and within budget.
The ideal candidate brings a strong understanding of construction means and methods, cost estimating, and field execution, with the ability to translate drawings and scopes into actionable project plans.
Key Responsibilities- Project Management & Field Execution
- Manage the full project lifecycle, from preconstruction and budgeting through construction and closeout.
- Oversee day‑to‑day project execution for residential and commercial construction projects.
- Coordinate and supervise subcontractors, vendors, and trades to ensure schedule adherence, quality workmanship, and job‑site safety.
- Conduct regular job‑site visits to monitor progress, resolve field issues, and ensure compliance with drawings, specifications, and codes.
- Maintain clear, consistent communication with clients regarding schedules, milestones, changes, and project status.
- Proactively identify risks, cost impacts, and schedule conflicts and implement corrective actions.
- Review drawings, specifications, and Scope of Work (SOW) documents to develop accurate cost estimates and budgets.
- Prepare quantity takeoffs, labor and material estimates, and subcontractor bid comparisons.
- Assist with subcontractor solicitation, bid review, scope leveling, and contract award recommendations.
- Support value engineering efforts to optimize cost, constructability, and schedule.
- Track project costs against estimates and assist with forecasting, change orders, and budget updates throughout the project.
- Prepare, submit, and track permits, inspections, and approvals with New Jersey municipalities.
- Ensure projects comply with local codes, zoning requirements, safety regulations, and client specifications.
- Maintain organized project documentation including contracts, drawings, schedules, change orders, and closeout materials.
- 3–7+ years of experience in construction as a Project Manager, Estimator, or combined PM/Estimator role.
- Experience supporting or managing both residential and commercial construction projects.
- Strong ability to read and interpret construction drawings, specifications, SOWs, and technical documents.
- Demonstrated experience with estimating, budgeting, and cost tracking.
- Working knowledge of New Jersey permitting and inspection processes.
- Proven ability to manage subcontractors and coordinate field activities.
- Strong organizational skills with the ability to manage multiple projects simultaneously.
- Excellent communication skills and confidence working directly with clients, inspectors, and trade partners.
- Experience with estimating software (Xactimate, Procore, Plan Swift, Bluebeam, or similar).
- OSHA certification or formal construction management training.
- Background in both preconstruction and field operations.
