About the Role
This position is employed by AL Homes Inc., a brand of AlphaX RE Capital. The Project Cost Manager is responsible for overseeing the financial performance of residential construction and development projects by managing project budgets, cost forecasting, contract values, and financial reporting throughout the project lifecycle. This role works proactively with project teams to monitor project costs, identify financial risks, analyze variances, and implement cost control measures that support the successful delivery of projects on time and within budget.
This position plays a key role in ensuring project budgets remain aligned with approved financial plans while maintaining strong cost controls and compliance with company policies.
The ideal candidate is analytical, detail-oriented, and highly organized, with experience in construction cost management, budgeting, and financial analysis. The successful candidate is capable of managing multiple active projects simultaneously while collaborating with cross-functional teams in a fast-paced residential homebuilding environment.
Responsibilities
Project Cost Planning & Budget Management
- Develop, maintain, and monitor project budgets from preconstruction through project completion, ensuring alignment with approved financial objectives.
- Prepare cost forecasts, cash flow projections, and budget updates based on project progress, scope changes, and construction schedules.
- Monitor project expenditures against approved budgets and identify cost variances or financial risks requiring management attention.
- Support project teams in establishing cost baselines, contingency planning, and budget allocation throughout each phase of development.
- Provide financial recommendations that improve cost efficiency while maintaining project quality and schedule commitments.
Cost Analysis & Financial Reporting
- Prepare regular project cost reports, budget variance analyses, and financial performance summaries for management and executive leadership.
- Analyze actual project costs against forecasts and investigate discrepancies to ensure accurate financial reporting.
- Track project commitments, incurred costs, change orders, and pending financial obligations throughout the project lifecycle.
- Maintain project cost dashboards and reporting tools that provide timely financial visibility across multiple projects.
- Support monthly, quarterly, and annual financial reporting related to construction and development activities.
Contract & Change Order Management
- Review construction contracts, subcontract agreements, purchase orders, and consultant agreements to ensure alignment with approved budgets.
- Evaluate change orders and scope modifications, assessing their financial impact before approval.
- Track committed costs and contract balances to ensure expenditures remain within authorized limits.
- Coordinate with Project Managers and Purchasing to resolve contract-related cost discrepancies.
- Maintain accurate documentation of approved contract values, revisions, and project cost commitments.
Project Controls & Cross-Department Coordination
- Partner with Project Managers, Construction Managers, and Purchasing teams to monitor project progress and proactively address cost-related issues.
