Bru Ziv Partners is seeking an experienced Renovation Project Manager & Maintenance Supervisor to oversee property renovations, capital improvement projects, apartment turns, and maintenance operations across our multifamily and commercial portfolio.
This is a hands‑on leadership position responsible for managing projects from initial planning and bidding through completion while also supervising the maintenance team and ensuring that work orders, preventative maintenance, unit turns, and property maintenance standards are handled efficiently.
The ideal candidate has strong construction and maintenance knowledge, understands multifamily property operations, can effectively manage contractors and employees, and is comfortable balancing multiple projects and properties at the same time.
Key ResponsibilitiesRenovation & Capital Improvement Project Management
- Manage renovation and capital improvement projects across the portfolio from planning through completion.
- Develop project scopes, schedules, budgets, and timelines.
- Obtain and evaluate contractor and vendor bids.
- Review scopes and proposals to ensure bids are complete and comparable.
- Coordinate contractors, vendors, maintenance personnel, property managers, and other parties involved in each project.
- Conduct regular site inspections to monitor progress and quality of work.
- Ensure contractors are completing work according to approved scope, specifications, and schedule.
- Identify potential project delays, cost overruns, or scope issues and communicate them promptly to management.
- Review change-order requests and verify that additional work is necessary before recommending approval.
- Track project costs against approved budgets.
- Review invoices and confirm work has been satisfactorily completed before approving invoices for payment.
- Maintain organized documentation for contracts, proposals, invoices, warranties, permits, inspections, and project records.
- Coordinate major building projects such as roofing, paving, HVAC, plumbing, electrical, exterior improvements, common‑area renovations, and other property improvements.
- Assist management with developing annual and long‑term Cap Ex plans for each property.
