What You’ll Do Essential Job Functions
  • Assist the Community Manager with day‑to‑day operations, ensuring professionalism and high standards.
    • Follow MORGAN’s Leasing, Marketing, Management, Ops, Maintenance, and Emergency Procedures manuals and the Team Member Handbook.
    • Operate the office professionally and keep it well‑staffed.
    • Maintain confidential resident and office files securely.
    • Coordinate with the Maintenance Supervisor and team on service requests and cleanliness.
    • Safeguard and accurately deposit all community monies.
    • Supervise the leasing team in the Community Manager’s absence.
    • Complete all required training.
  • Maintain excellent resident relations.
    • Address resident comments and complaints promptly.
    • Ensure all team members are professional and friendly, complying with non‑fraternization standards.
    • Prepare move‑in paperwork, keys, and remotes.
    • Inspect make‑ready apartments before move‑in.
    • Support the resident renewal program.
    • Create a sense of community among residents.
  • Assist in managing service teams.
    • Monitor timely completion of service requests.
    • Inspect market‑ready apartments for quick turn‑around.
    • Track utility bills and notify Management of discrepancies.
  • Handle bookkeeping and rental collection.
    • Submit payables to accounting.
    • Assist in monthly financial reporting.
    • Collect rent per lease agreements.
    • Enforce community policies and manage violations.
    • Assess move‑out conditions and procure final statements.
    • Charge fees and send to collection when appropriate.
    • Enforce Fair Housing and ADA compliance.
  • Support marketing efforts.
    • Understand the local market and competitive landscape.
    • Supervise leasing team tours and closing techniques.
    • Track lead follow‑ups and ensure fair‑housing compliance.
  • Perform additional duties as required.
  • Work overtime as necessary to meet customer service standards.
Non‑Essential Job Functions

Physical Requirements
  • Will need to be on feet 33%–100% of the time.
  • Will need to bend, stoop, squat, kneel, climb stairs, push or pull, and reach frequently.
  • Lifting/carrying:
    Over 50 lbs (rare), 10–25 lbs (occasional), < 10 lbs (frequent).
Vision Requirements
