- Assist the Community Manager in managing day‑to‑day operations, ensuring a professional environment. This includes:
- Adherence to MORGAN’s Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals and the Team Member Handbook.
- Operating the office in a professional, clean, uncluttered, and well‑staffed manner.
- Maintaining office and resident files (paper and online) confidentially and securely.
- Co‑ordinating with the Maintenance Supervisor and other maintenance team members on service requests, community maintenance, and cleanliness.
- Safeguarding and ensuring proper deposit and entry of all monies received.
- Supervising the leasing team in the absence of the Community Manager.
- Compliance with all training requirements.
- Maintain and encourage excellent resident relations. This includes:
- Prompt attention to resident comments and/or complaints.
- Ensuring all team members are professional and friendly while meeting MORGAN’s non‑fraternization standards.
- Preparing move‑in paperwork, keys, and remotes for new residents.
- Inspecting make‑ready apartments prior to move‑in.
- Maintaining the resident renewal program.
- Creating a sense of community.
- Assist the Community Manager with the service team, ensuring timely completion and quality of service requests and apartment readiness.
- Manage bookkeeping and rental collection, including:
- Submitting payables to accounting.
- Assisting in the preparation of monthly financials.
- Collecting rent in a timely manner per lease contract.
- Enforcing compliance with community policies and lease agreements.
- Assessing move‑out conditions and handling damages and fees.
- Monitoring compliance with Fair Housing and ADA laws.
- Assist the Community Manager in marketing the community, which includes:
- Understanding the sub‑market, competitors, and rental rates.
- Supervising leasing team tours and closing techniques.
- Tracking follow‑up of leads.
- Ensuring adherence to fair housing standards.
- Perform all Essential Job Functions on the Leasing Consultant job description as business dictates.
- Work overtime as necessary to meet MORGAN standards of customer service.
Other tasks as assigned by your supervisor.
Physical Requirements- Will need to be on feet 33% to 100% of the time.
- Will need to perform physical activities 50% to 100%, including bending, stooping, squatting, kneeling, climbing stairs, pushing or pulling, reaching above shoulders, and carrying light loads. Heavy loads over 50 lbs are assisted.
- Travel: occasional to occasional 1%-33% for after‑hour emergencies; frequent 33%-50% for on‑site visits.
- Constant need (100%) to read and review reports, view computer screens, and handle correspondence.
- Frequent need to see small details, sometimes beyond arm's reach.
- Constant communication with residents, staff, vendors, and others via phone, in‑person, and written means.
- Proficiency in written English.
- Frequent (33%‑50%) use of personal transportation for business.
- Occasional (1%‑33%) for after‑hour emergencies.
- Must have valid driver’s license, insurance, and registration.
- Indoor and outdoor work; exposure to paint fumes and other chemicals.
Required:
High School or better.
Preferred:
Associate or Bachelor’s degree or better.
Required:
Minimum 3 years as Assistant Community Manager.
Preferred:
Proven experience in the following areas:
- Professional interaction with co‑workers, supervisors, guests, vendors, contractors, and the public.
- Strong organizational and verbal skills.
- Intermediate mathematical proficiency.
- Customer service and marketing skills.
