Are you tired of:
The Atlanta commute? The corporate grind where you're just a number? Long nights and weekend calls that steal time with your family?

Do you crave: A small-town, no-ego team where you actually know your clients and subs by name? A company where you're home for dinner every night and your work truly matters?

If you said YES, we need to talk. Appalachian Contracting Services (APCON) is a 38-year-old, family-oriented custom home builder and remodeler in the beautiful North Georgia mountains—and we're looking for our next Project Manager.

About Us

For over 38 years, Appalachian Contracting Services (APCON) has been the premier custom home builder and remodeler in the North Georgia mountains. We are a tight-knit, family-oriented team of 10 where  No Ego  and extreme ownership are the foundation of our success—from building lifelong client relationships to stepping in to help a teammate without being asked. We offer a culture of integrity, craftsmanship, and unmatched work-life balance in beautiful Dahlonega, meaning you'll be home for dinner every night and free from the Atlanta commute.

Summary of Responsibilities

As our Project Manager, you step in after our team has done the heavy lifting—handing you a fully packaged job with a locked budget, finalized plans, and signed contracts. From the Client Kickoff Meeting to the final punch list, you are the captain of the ship.

What you’ll own every day:
  • Field Leadership & Site Management – Oversee day-to-day operations across 3-6 residential projects (remodels and custom new homes). Supervise subcontractors and field crews, enforce safety protocols, and ensure every job site stays clean, organized, and professional.
  • Schedule & Budget Control – Manage project timelines and hit milestone dates. Track job costs weekly, reconcile budgets in Job Tread, and ensure all subcontractors have approved Purchase Orders before stepping on-site.
  • Client Communication – Serve as the primary client contact throughout construction. Deliver weekly progress reports, upload daily photo logs, and guide homeowners through decisions with confidence and calm—turning stressful builds into enjoyable experiences.
  • Change Orders & Documentation – Execute written change orders with client approval before any out-of-scope work begins. Maintain flawless RFIs, submittals, and daily logs to ensure total transparency and zero surprises.
  • Problem-Solving & Teamwork – Proactively identify risks, resolve on-site issues, and jump in to help other PMs when their workload spikes. At APCON,  No Ego  means we succeed and fail as a team.
Education, Experience, and Skills Required
  • Minimum 5 years of hands-on construction experience in residential building, remodeling, or custom home construction
  • Leadership Experience
  • Valid driver's license with a clean driving record (company vehicle provided).
  • Proficient with construction project management software (Job Tread, Procore, or Builder Trend), Google Suite, and Microsoft Office (Excel, Word). Must be comfortable using tablets/laptops in the field
  • Excellent Communication and Organizational Skills
  • High integrity, extreme ownership, humble, and a true team player
Compensation
  • Salary: $75,000 - $90,000 base per year.
  • Vehicle: Company truck provided (or gas card until vehicle is ready).
  • Retirement: 401(k) with 4% company match (after 6 months).
  • Tech Package: Company laptop, iPad, and mobile phone provided.
  • Health: Health insurance stipend negotiable to fit your needs.
