Job Summary

The University of North Georgia is currently accepting applications for a HVAC Technician IV. The HVAC Technician IV performs advanced skilled maintenance, troubleshooting, repair, installation, and preventive maintenance of heating, ventilation, air conditioning, refrigeration, and related mechanical systems across university facilities. This position serves as a senior technical resource for HVAC operations, diagnosing complex system failures and ensuring reliable, efficient, and safe operation of equipment.

The position requires advanced knowledge of HVAC systems, building automation systems (BAS), electrical and mechanical controls, and applicable codes and standards. The HVAC Technician IV may provide technical guidance and assistance to other maintenance personnel and works independently on complex assignments requiring a high level of technical judgment. May be required to respond after hours to include evenings, weekends, and holidays to support campus operations or emergency response.

May participate in an on-call rotation.

Responsibilities
  • Performs advanced troubleshooting, repair, installation, and maintenance of commercial HVAC equipment and systems, including air handlers, rooftop units, heat pumps, split systems, chillers, boilers, pumps, cooling towers, exhaust systems, refrigeration equipment, and associated mechanical components.
  • Independently diagnoses and repairs complex electrical, electronic, pneumatic, and digital control systems, using meters, gauges, diagnostic equipment, schematics, wiring diagrams, and manufacturer documentation to identify and correct system deficiencies.
  • Operates, monitors, troubleshoots, and adjusts building automation systems (BAS) to maintain appropriate environmental conditions, optimize equipment performance, identify system alarms and faults, and support energy efficiency initiatives.
  • Performs preventive and predictive maintenance on HVAC and mechanical systems, including inspections, cleaning, lubrication, filter replacement, belt and bearing maintenance, refrigerant system checks, equipment testing, and documentation of maintenance activities.
  • Responds to complex HVAC service requests and emergency conditions, including after-hours as necessary, and prioritizes work based on operational impact, and restores critical building systems while minimizing disruption to university operations.
  • Provides technical guidance and assistance to HVAC and multi-craft maintenance personnel, including troubleshooting support, knowledge transfer, equipment-specific instruction, and assistance with complex repairs and projects.
  • Utilize the Computerized Maintenance Management System (CMMS) to receive, document, prioritize, complete, and close work orders while maintaining accurate maintenance records.
