Compensation: $100,000 – $130,000 base salary (commensurate with experience)

Position Overview

Our client is seeking an experienced Commercial Estimator to join their growing construction team in Dallas, TX. The ideal candidate will have a strong background in ground-up multifamily construction, with a focus on affordable housing and senior living projects. This role is critical to the preconstruction process and will work closely with operations, project management, and business development teams to ensure accurate, competitive, and complete project estimates.

Responsibilities
  • Prepare detailed conceptual, schematic, and hard-bid estimates for ground-up commercial construction projects
  • Lead quantity takeoffs, cost analysis, and pricing for multifamily, affordable housing, and senior living developments
  • Solicit, review, and analyze subcontractor and vendor bids to ensure scope coverage and cost accuracy
  • Develop and maintain project budgets, cost models, and historical cost data
  • Participate in preconstruction meetings, value engineering, and constructability reviews
  • Collaborate with project managers and superintendents during project hand to ensure estimate alignment
  • Review drawings, specifications, and contract documents for completeness and risk
  • Assist with bid strategy, proposal preparation, and schedule integration
  • Track market conditions, labor availability, and material pricing trends in the Dallas–Fort Worth market
Qualifications & Experience
  • 5+ years of estimating experience within commercial construction
  • Proven experience with ground-up multifamily projects (required)
  • Strong background in affordable housing and/or senior living construction (highly preferred)
  • Bachelor’s degree in Construction Management, Engineering, or a related field (or equivalent experience)
  • Proficiency with estimating software such as Bluebeam, On-Screen Takeoff, Procore, or similar tools
  • Strong understanding of construction means, methods, and sequencing
  • Excellent analytical, organizational, and communication skills
  • Ability to manage multiple estimates simultaneously in a fast-paced environment
