The Preconstruction Manager leads all preconstruction activities, ensuring projects are well‑planned, cost‑effective, and aligned with client objectives. This role combines estimating expertise, design coordination, and client engagement to deliver accurate budgets and schedules before construction begins.
Key Responsibilities Estimating & Budgeting- Develop conceptual and schematic‑level budgets.
- Manage take‑offs, pricing, and subcontractor bid coordination.
- Collaborate with clients, architects, and engineers to align design with cost and constructability.
- Conduct constructability reviews and value engineering exercises.
- Lead budget presentations and pre‑bid efforts.
- Maintain strong relationships with trade partners and stay current on pricing and lead times.
- Participate in project interviews and strategy sessions to secure new work.
- Bachelor’s degree in Construction Management, Civil Engineering, or related field.
- 8–10+ years of experience in preconstruction and estimating for commercial or healthcare projects.
- Proficiency in estimating software and strong understanding of building systems.
- Excellent communication, leadership, and organizational skills.
- Understanding of LEAN Construction a plus.
