Position:

Project Manager – Commercial Construction

Location:

Dallas, TX

Job Summary:

We're hiring a Project Manager for commercial construction projects from preconstruction through closeout. This position requires someone who can run estimates and budgets while also managing day‑to‑day field operations. You'll handle client relationships, write scopes of work, manage subcontractors, and ensure projects hit schedule, budget, and quality targets. This is a hands‑on role—not a desk job. We will later hire a superintendent or assistant as work progresses.

Project

Management Responsibilities:
  • Develop and manage project budgets, schedules, and cash flow projections
  • Write detailed scopes of work from client walks and site assessments
  • Prepare and submit bids; negotiate subcontractor and supplier pricing
  • Draft and execute subcontracts and purchase orders
  • Process pay applications, change orders, and project billings
  • Manage owner communications, RFIs, submittals, and project documentation
  • Track job costs and identify margin fade before it becomes a problem
  • Coordinate with ownership on project selection, pricing strategy, and resource allocation
  • Maintain accurate records in Procore and Quick Books
  • Manage daily on‑site operations and enforce project schedules
  • Supervise subcontractors, vendors, and field superintendent
  • Conduct quality control inspections to ensure work meets plans and specifications
  • Enforce OSHA standards and company safety protocols
  • Coordinate inspections with local authorities and utilities
  • Ensure materials are ordered, tracked, and delivered on time
  • Maintain project documenting progress, issues, manpower, and deviations
  • Resolve field conflicts and keep projects moving without excuses
  • Attend project meetings and provide direct status updates to clients and ownership
Requirements:
  • Minimum 7 years experience in project management on commercial projects
  • Proven ability to estimate, bid, and buy out projects
  • Strong knowledge of construction methods, materials, sequencing, and best practices
  • Ability to read and interpret architectural drawings, structural plans, and specifications
  • Proficiency in Procore, Microsoft 365, and estimating/takeoff software
  • Familiarity with Texas building codes and permitting processes
  • Excellent communication skills—written and verbal
  • Valid driver's license and reliable transportation

    Self‑starter who can manage multiple projects without hand‑holding
Preferred:
  • Experience in restaurant/retail buildouts, tenant improvements, and or office/retail
  • Existing subcontractor relationships in the DFW market
  • Bilingual (English/Spanish) a plus
