• Prepare complete, accurate cost estimates for commercial construction projects ranging from $8M–$30M
• Perform detailed quantity takeoffs from drawings and specifications
• Solicit, review, and level subcontractor and vendor bids/proposals
• Analyze bid documents, addenda, and scope to identify risks, gaps, and value-engineering opportunities
• Build and maintain relationships with subcontractors and material suppliers
• Assist with GMP (Guaranteed Maximum Price) development and final buyout support
• Track historical cost data and market pricing trends to improve estimate accuracy
• Participate in pre-bid meetings, site walks, and bid strategy discussions
• Collaborate with preconstruction, project management, and operations teams on project handoff
• Maintain organized bid documentation and estimate files for each pursuit
