Preconstruction Manager

Sebastian Construction Group is seeking an experienced Preconstruction Manager to lead the planning, estimating, and coordination of some of the most complex luxury custom homes in Texas.

This role is responsible for guiding projects through the entire preconstruction process, from early budgeting and estimating to client collaboration and a seamless handoff to Operations. The ideal candidate is detail-oriented, relationship-driven, and passionate about setting projects up for success.

What You Willl Do

• Develop accurate project estimates, budgets, schedules, and bid packages.
• Manage the preconstruction process from concept through project commencement.
• Build strong relationships with clients, architects, consultants, and trade partners.
• Lead estimate presentations, OAC meetings, and provide constructability and cost feedback throughout design.
• Coordinate permitting, early site work, and other preconstruction activities.
• Partner closely with Operations to ensure a smooth transition into construction.
• Manage subcontractor bidding, scope development, prequalification, and value engineering opportunities.
• Continuously improve estimating processes, tools, and preconstruction standards.

What We are Looking For

• A minimum of 7+ years of experience in preconstruction, estimating, or construction management.
• Strong estimating, budgeting, scheduling, and project planning skills.
• Experience managing multiple projects in a fast-paced environment.
• Excellent communication and relationship-building abilities.
• Proficiency with construction management and estimating software.
• Highly detailed individual that can work with deadlines.
