Project Manager

The Project Manager is responsible for managing and coordinating all phases of commercial and industrial construction projects from preconstruction through project closeout. The role involves close coordination with the Project Superintendent, subcontractors, design teams, and ownership representatives to ensure projects are completed safely, on schedule, and within budget. The Project Manager reports directly to the Director of Construction Operations and plays a key role in project planning, financial management, client communication, and overall project execution.

Minimum of 5 years of experience as a Commercial Construction Project Manager.

-Experience managing ground-up commercial and industrial construction projects.

-Basic computer proficiency, including Microsoft Excel and Word.

-Strong blueprint reading skills and understanding of project cost analysis.

-Understanding of construction contracts, budgeting, scheduling, and project controls.

-Strong leadership and interpersonal skills.

-Ability to manage multiple priorities and deadlines effectively.

-Commitment to team goals and company values.

Key Responsibilities:

  • Manage all phases of construction projects from preconstruction through project closeout.
  • Develop and maintain project budgets, cost reports, and financial forecasts.
  • Review project drawings, specifications, contracts, and scope requirements.
  • Solicit, evaluate, and award subcontractor and supplier contracts.
  • Manage subcontract agreements and purchase orders.
  • Coordinate with the Project Superintendent to maintain project schedules and milestones.
  • Assist in developing and updating the overall project schedule.
  • Manage Requests for Information (RFIs), submittals, and change orders.
  • Monitor project costs and provide regular financial reporting to company leadership.
  • Review and approve subcontractor pay applications monthly.
  • Prepare and submit owner pay applications and supporting documentation.
  • Meet with owners, architects, engineers, and consultants to review project progress and address project issues.
  • Identify and resolve project challenges impacting schedule, budget, or quality.
  • Ensure compliance with contract requirements, building codes, and regulatory standards.
  • Maintain accurate project documentation and project records throughout the construction process.
  • Coordinate procurement activities to ensure timely material deliveries and subcontractor performance.
  • Review and approve project closeout documentation, including warranties, punch lists, and as-built drawings.
  • Maintain strong communication and relationships with subcontractors, owners, architects, engineers, and regulatory authorities.
  • Support project turnover and final completion activities to ensure client satisfaction.

Preferred Qualifications:

-Experience with industrial construction, tilt-wall construction, warehouse/distribution facilities, and manufacturing projects.

-Proficiency in Procore.

-Experience with design-build project delivery methods.

-OSHA 30 certification preferred.

-Bachelor's Degree in Construction Management, Engineering, or a related field preferred.

Pay and Benefits:

The pay range for this position is $110000.00 - $140000.00/yr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
