Sunflower Bank, N.A. is looking for an energetic, highly motivated individual to fill the position of a full-time Mortgage Disclosure Desk Specialist at our Dallas, TX location.

DescriptionThe Disclosure Desk Specialist is responsible for initial and ongoing TILA/RESPA Integrated Disclosures (TRID) and State Compliance related to consumer-facing disclosures.
Responsibilities:- Send accurate disclosures out within the regulated timeframe.
- Monitor Disclosure Pipeline and reporting for required TRID/ECOA/RESPA disclosures.
- Communicate with MLO and Production Partner (LOA) to ensure delivery of disclosures are completed within regulations.
- Send electronic disclosures to clients who have elected to receive electronic disclosures.
- Mail disclosures to applicants who have opted to not receive electronic disclosures.
- Review file disclosures for completeness and accuracy before sending.
- Work with Ellie Mae Encompass to disclose loans electronically or print disclosures for delivery by mail.
- Monitor centralized Disclosure Desk emails for questions.
- Monitor Change of Circumstance (COC) Emails for needed disclosures including lock-in disclosures.
- Review all lock confirms to ensure loans are re-disclosed properly within time frames.
- Review all changes to determine whether revised TRID Disclosures (Loan Estimate and COC Disclosure) are necessary due to valid COC.
- Review all calculated fees for each change in circumstance (Loan Amount Increase).
- Issue revised disclosures to customer due to any change in circumstances required.
- Document COC in all files.
- Bachelor’s Degree with major course work in a discipline related to the requirements of the position preferred but not required.
- 1 or more years of directly related experience and training.
- Direct experience with Ellie Mae Encompass, preferred.
- Common knowledge and experience with residential mortgage lending and the following loan types:
- Conventional/Confirming
- FHA (HUD)
- VA (Dept. of Veterans Affairs)
- USDA (Rural Development)
- Familiarity with and knowledge of regulatory governance concerning the following:
- Universal Residential Loan Application (URLA)
- TILA/RESPA Integrated Disclosures (TRID)
- Equal Credit Opportunity Act (ECOA)
- Real Estate Settlement Procedures Act (RESPA)
Pay is dependent on knowledge, skills, abilities, experience, and location.
Working ConditionsThe physical demands of this position require the ability to perform essential job functions with or without reasonable accommodation.
