Macdonald & Company is pleased to be exclusively retained by a leading Multifamily Developer to find and appoint a Development Associate to join their team in Dallas.
SummaryThis position is a key contributor within the development group, supporting the evaluation, execution, and management of new multifamily development opportunities. The Development Associate will play an active role in financial analysis, underwriting, due diligence, and project coordination from initial concept through stabilization.
Key Responsibilities- Build, maintain, and update financial models for prospective and active development projects, including scenario analysis and sensitivity testing to support investment decisions.
- Prepare comprehensive investment materials for internal leadership, capital partners, and financing sources, incorporating financial projections, market research, and supporting documentation.
- Perform detailed regulatory and municipal research, including zoning, land use, entitlement processes, taxation, and permitting requirements.
- Gather and review project-specific due diligence materials such as surveys, title reports, environmental studies, and geotechnical assessments to identify and communicate potential risks.
- Develop and maintain market intelligence, including rental comparables, demographic trends, supply pipelines, and competitive positioning.
- Coordinate workflows and deadlines across multiple active developments while providing direct support to senior leadership.
- Apply industry-standard development and underwriting practices across a diverse portfolio of multifamily projects.
- Assist during the pre-construction phase by working with architects, engineers, consultants, and municipal authorities to support design, approvals, and scheduling.
- Assemble lender and investor closing packages and support the permitting and documentation process required for project financing.
- Collaborate with construction teams throughout project execution, participate in regular progress meetings, and support coordination with utilities and service providers.
- Assist with leasing office readiness, amenity turnover, and coordination with property management during project delivery.
- Monitor development budgets and cash flow forecasts, including review of invoices, draws, and funding requests.
- Bachelor’s degree in Real Estate, Finance, Business, Economics, or a related field; graduate degree preferred.
- Two to three years of experience in real estate development, financial modeling, or investment analysis.
- Advanced proficiency in Microsoft Excel and PowerPoint.
- Strong working knowledge of valuation methods, operating metrics, and development economics.
- Demonstrated experience managing proformas, budgets, schedules, and financial reporting.
- Excellent written and verbal communication skills.
- Exceptional attention to detail and organizational ability.
- Proven ability to work collaboratively across teams and departments.
- Strong analytical thinking and sound professional judgment.
- Solid understanding of capital markets and financing structures.
- Ability to manage multiple priorities in a fast-paced environment.
