Sage Search Partners is seeking a Commercial Real Estate Credit Associate or Senior Associate for an established institutional real estate investment and lending firm in Dallas, Texas. This is a core investment-team seat that runs across the full life cycle of commercial real estate debt and preferred equity deals, from sourcing support and underwriting through diligence, structuring, closing, and ongoing portfolio management.

The ideal candidate will bring a bachelor's degree in finance, real estate, economics, or a related field, at least three years in commercial real estate credit, underwriting, private equity, capital markets, or restructuring with hands-on transaction execution, advanced financial modeling skills including Argus, and a working command of commercial real estate loan documentation. Strong credit judgment, sharp attention to detail, and the ability to juggle several live deals at once all matter here.

Responsibilities
  • Prepare and present credit-focused investment memos and recommendations to the investment committee and senior leadership.
  • Underwrite new commercial real estate credit opportunities across first mortgages, bridge and construction financing, mezzanine debt, and preferred equity.
  • Build and refine detailed financial models, stress tests, and sensitivity analyses, and weigh in on underwriting assumptions and downside protections.
  • Run point on due diligence, coordinating appraisals, environmental, engineering, and other third-party reports.
  • Analyze the full credit picture: properties, business plans, sponsors, guarantors, and capital structures.
  • Help negotiate deal structures, loan documents, and related agreements, and keep communication moving across internal teams, sponsors, legal counsel, and service providers through closing.
  • Support portfolio surveillance and asset management, including performance monitoring, covenant compliance, sponsor engagement, and any amendments, extensions, workouts, or restructurings.
  • Partner with and review the work of junior team members, supporting their development and upholding underwriting standards.
Client Requirements
  • Bachelor’s degree in finance, real estate, economics, or a related field.
  • At least three years in commercial real estate credit, underwriting, private equity, capital markets, or restructuring, with direct transaction execution.
  • Strong knowledge of commercial real estate markets, valuation methods, and loan structures across all major asset classes.
  • Advanced financial modeling ability, with Argus experience required.
  • Solid working knowledge of commercial real estate loan documentation.
  • Confident written and verbal communication, comfortable engaging senior professionals, clients, and counter parties.
  • Highly organized and detail-oriented, able to manage multiple transactions in a fast-paced setting.
  • Proactive, intellectually curious, and eager to grow into broader responsibility.
  • Able to work fully onsite.
