Last Mile Investments is looking to hire a disciplined Investment Analyst, who is energized to perform in a fast-paced, high-growth, team-based environment. Based in Dallas, the Investment Analyst will join the Investment Team to assist in the modeling, due diligence, and overall transaction activity.

Last Mile Investments, an affiliate of North American Properties, is a real estate fund management platform currently deploying capital on behalf of Fund III and a strategic pension fund partner, with plans to acquire 15–20 assets annually. The Investment Analyst will join during a period of significant growth and have the opportunity to work on transactions across a diverse set of markets and investment structures.
The ideal candidate should have a strong passion for real estate, and preferably a degree in a relevant focus such as Real Estate, Finance, or Economics. The Investment Analyst will be part of a small team working closely with the Venture’s Principals and must have proficient communication skills, can think independently, but unafraid to ask questions or seek direction. A positive “get it done” attitude will be critical to success
Key Responsibilities- Directly support Vice President of Investments assisting in deal flow management, task management, pipeline organization, etc.
- Underwrite acquisition opportunities for retail properties using Excel and ARGUS software.
- Prepare investment materials and packages for potential investments utilizing PowerPoint.
- Conduct market research on existing and future opportunities.
- Review tenant leases, rent rolls, operating statements, tenant recovery statements, and other financial statements used in the underwriting process.
- Work with Asset Management to update investment projections.
- Assist in acquisition & disposition due diligence.
- Assist in debt & equity closing processes.
- Assist in quarterly investor updates and presentations.
- Other ad hoc analyses as required
- Proficient in Excel, Word, and PowerPoint. ARGUS experience preferred but not required. If no ARGUS experience, willingness to do whatever it takes to fast-track progress.
- Close attention to detail and strong organizational skills.
- Team player, strong work ethic, and passion to learn about the commercial real estate industry.
- 1-5 years of relevant work experience preferred (Co-op and internship experience included).
- BA/BS in Real Estate, Finance, or Economics from four-year college or university.
- Strong grasp of financial terms and principles necessary in real estate underwriting (IRR, NPV, Return on Cost, etc.).
- Ability to comprehend, analyze, and interpret various types of real estate documents, including leases and financial statements.
- Excellent communication skills (both written and verbal).
- Ability to multi-task in order to meet deadlines.
- Must demonstrate professionalism with the ability to react objectively.
