The ideal candidate for the Associate, Real Estate Development/Investment position is a self-starter who is detail-oriented and driven by results, with the ability to interpret hard data into real-world situations. This individual embodies a strong ethical core and collaborative spirit, with strong financial modeling and underwriting skills.

This in-office role will be based in our North Dallas office and report to the Executive Vice President, Real Estate Investments. In this role, you will support analyses that inform the firm’s investment and development decisions across a variety of property types, including office, retail, mixed-use, self-storage, and RV park assets. This role will involve ground-up development and the acquisition of existing properties, with exposure to asset management, leasing, and dispositions.

This is a high-visibility opportunity for an analyst, associate, or underwriter looking for the next step on the path toward becoming a development partner, working closely with senior team members across a broad range of asset classes.

• Support a wide range of analyses, including acquisitions, dispositions, refinancing analyses, valuations, sell/hold analyses, leasing NPV/NER, sensitivities, promote waterfalls, and other ad hoc analyses.
• Build and maintain financial models for prospective and active real estate investments and development opportunities across a variety of commercial (office, retail, mixed-use, self-storage, and RV park) assets.
• Perform debt sizing and structuring analysis, lease abstraction, and rent roll/tenant credit analysis; evaluate deal structures, capital stacks, and return metrics (IRR, equity multiples, etc.).
• Analyze operating budgets, capital plans, and reforecasts, and track performance against underwriting assumptions.
• Assist in preparing financing packages for lenders, investors, and joint venture partners.
• Conduct market research and gather data through broker outreach and industry resources to inform rent, expense, and absorption assumptions.
• Create investment memos to present opportunities internally and to investment partners.
• Participate in financial and physical due diligence for investment opportunities.
• Assist in the review and coordination of legal documents, including leases and sales contracts.
• Support the development process, including the draw process, GC coordination, entitlement and zoning matters, and development pro formas.
• Support asset management and ongoing operations oversight for properties across the portfolio.
• Coordinate with sponsors related to monthly payments and financial reporting requirements in accordance with the investment documents.

• Bachelor's degree in Finance, Real Estate, Economics, or a related field.
• 2-5 years of relevant experience in real estate finance, investments, or development, ideally with exposure to office and/or retail asset classes; additional experience across mixed-use, self-storage, and RV park assets is a plus, as the team works across a wide range of product types.
• Prior experience as a Financial Analyst or Underwriter within a real estate investment or development firm.
• Proficiency with loan, lease and investment analysis - debt sizing/structuring, lease abstraction, rent roll/tenant credit analysis, waterfall and return analysis
• Previous experience with asset management/ongoing operations oversight/transaction management & deal execution/ performance tracking/budgeting against underwriting.
• Experience managing high volume of concurrent deals.
• Strong proficiency in Microsoft Excel, including modeling and analytical functions;
  Argus experience a plus.
• Experience applying AI tools (e.g., Claude, ChatGPT, Copilot) to research, analysis, modeling, and other practical business applications, driving greater productivity, efficiency, and automation in day-to-day work.
• Development experience a plus, including familiarity with the draw process, GC coordination, entitlement/zoning, and development pro formas.
• Strong quantitative, analytical, organizational, and communication skills.
