The Groundskeeper is responsible for the cleaning and upkeep of the property’s interior and exterior buildings and grounds. The Groundskeeper may also assist the maintenance team with work orders, move furniture, unload/store supplies, assist with pool maintenance, and perform pressure washing. The position may require participation in an on‑call rotation, including evenings and weekends.

• Clean up trash from around the property dumpster(s) or trash chute(s), ensuring a clean and tidy appearance.
• Clean the pool area and arrange pool furniture.
• Maintain cleanliness of the leasing office and all amenity and common areas, including laundry rooms, walkways, streets, driveways, parking lots, entrances, foyers, breezeways, recreational areas, etc.; perform exterior building light checks and assist with repairs and replacement of lights.
• Complete trash out of vacated apartments as directed, prepare units for make‑ready, and perform carpet repairs and cleaning as needed.
• Complete minor repairs to walls, doors, wood trim, closets, and cabinets, and ready surfaces for painting.
• Report major repair or cleaning problems to management (e.g., HVAC, large sheet rock damage).
• Re‑key master locks and make keys available for leasing prior to move‑in.

• High School education or equivalent.
• Ability to work well with others and as part of a team; ability to take direction and work independently.
• Previous groundskeeper/porter experience helpful, but not required.
• Capacity to frequently lift and/or move up to 50 lbs.
• Knowledge of general maintenance, make‑ready of unit duties (trash out, cleaning & painting), housekeeping, and cleaning tasks.
