As we continue to grow and diversify our portfolio, we are seeking an experienced and dedicated Project Manager to lead our value‑add projects to success.
As the Construction Project Manager for Texas, you will be responsible for planning, coordinating, scheduling and overseeing all aspects of our construction projects aimed at improving and enhancing existing multi‑family properties. Hold Superintendents and Assistant Superintendents & vendors accountable for daily workflow and onsite production needs. Your primary focus will be on executing value‑add initiatives to increase property value, tenant satisfaction, and revenue.
You will collaborate closely with internal teams, contractors, and stakeholders to ensure projects are completed on time, within budget, and to the highest quality standards.
- Project Planning:
Develop comprehensive project plans, budgets, and timelines for value‑add projects, considering scope, cost, quality, and feasibility. Conduct Initial job due diligence assignments as assigned. Work with our clients and estimating to lock in scope and final budget & pricing. Organize and lead pre‑con meetings. - Vendor and Contractor Management:
Identify, evaluate, and manage subcontractors, suppliers, and vendors, ensuring competitive bids, contract negotiation, and quality performance. Participate in buyout and subcontract negotiations. Liaise with owner representatives, architects, city officials, subs, suppliers etc. - Budget and Cost Control:
Monitor project budgets, control costs, and implement cost‑saving strategies while maintaining project quality. Work with Superintendent to communicate and maintain record of all scope changes in the field to Account Manager. - Quality Assurance:
Establish and enforce quality control standards to ensure that all value‑add improvements meet or exceed industry standards and client expectations. Ensures jobsite safety and cleanliness. - Timeline Management:
Coordinate and manage project schedules, ensuring that milestones are met, and projects are delivered on time. Identifies and maintains daily and weekly communication with client and VP of Operations. Ensure production schedules and unit status summary reports are updated weekly. - Compliance:
Ensure all projects adhere to local building codes, regulations, and permits, and work closely with regulatory agencies as necessary. - Communication:
Provide regular project updates to senior management, stakeholders, and project teams to maintain transparency and address issues promptly. - Resource Allocation:
Allocate resources effectively, including manpower, equipment, and materials, to optimize project performance. - Risk Management:
Identify and mitigate potential risks and obstacles that could impact project success. - Value Creation:
Collaborate with the Agave team to identify opportunities for value creation in projects and provide input into investment decisions.
- Proven experience (3+ years) in multi‑family construction management, with a focus on value‑add projects.
- Strong understanding of construction methods, materials, and techniques.
- Excellent project management skills, including budgeting and scheduling.
- Proficiency in project management software and tools such as Procore.
- Strong leadership and team management abilities.
- Valid Driver’s License and auto insurance.
- Effective communication and negotiation skills.
- Detail‑oriented with strong problem‑solving capabilities.
- Ability to work well under pressure and meet project deadlines.
- Knowledge of local building codes and regulations.
- Up to 50% of the job involves walking construction sites to inspect work progress, quality and safety compliance. Up to 50% of time spent on paperwork, reports, etc.
- Travel requirements vary according to client and project locations, plus occasional trips to company headquarters.
