The Assistant Vice President (AVP) is a key leadership role within Sun Ridge’s Residential Management operations. This position oversees multiple apartment communities, focusing on occupancy, expenses, collections, leasing, compliance, and team development. The AVP serves as the primary link between on‑site teams and senior leadership, ensuring communities meet owner objectives and Sun Ridge’s operating philosophy of long‑term growth and net operating income.
Key ResponsibilitiesTax Credit (LIHTC) experience is required.
Operational Oversight- Organize, direct, and manage operations of multiple communities in alignment with Sun Ridge policies and owner objectives
- Ensure compliance with Fair Housing, Section 42 LIHTC, HUD Section 8, ADA, and health and safety requirements
- Conduct weekly and monthly property inspections to evaluate leasing, collections, resident relations, and staff performance
- Stay informed about affordable housing regulations and ensure on‑site compliance
- Prepare annual property budgets with detailed assumptions and owner approval
- Review monthly financials, delinquency reports, and variance reports, recommending corrective actions
- Approve invoices, purchase orders, and replacement expenditures within contract limits
- Monitor collections, approve security deposit dispositions, and manage eviction proceedings as necessary
- Re‑bid recurring contracts every 12 months to ensure cost‑effectiveness
- Recruit, train, and mentor on‑site managers and staff to create motivated, high‑performing teams
- Set clear objectives for marketing, collections, leasing, and operations
- Conduct annual performance reviews and coordinate salary administration
- Provide ongoing training in compliance, marketing, systems, and maintenance best practices
- Review weekly leasing and marketing reports; recommend rent adjustments and specials to maintain competitiveness
- Analyze traffic and capture rates; provide improvement strategies
- Approve rental rate changes or concessions with VP authorization
- Coordinate property marketing, signage, and advertising efforts
- Ensure HUD and LIHTC compliance including eligibility, income requirements, utility allowances, and rent updates
- Maintain and audit HUD files, ensuring accuracy and adherence to program guidelines
- Identify households with income reporting discrepancies and ensure corrective measures
- Foster positive resident relations through effective leadership of on‑site staff
- 3–5 years of experience in multifamily property management, with proven expertise in LIHTC/affordable housing
- Strong leadership and organizational skills with the ability to motivate teams
- In‑depth knowledge of Fair Housing laws, HUD, Section 42 LIHTC, and Texas Property Code
- Experience with financial oversight, budget management, and compliance audits
- Proficiency in property management systems (One Site/Yardi) and Microsoft Office Suite
- Excellent written and oral communication skills
- Ability to multitask in a fast‑paced, regional oversight role
