Fractional Regional Property/ Asset Manager
Position Summary
Seeking a seasoned regional manager or operations manager to create and integrate best
practices to a small portfolio of class C apartments in TX, ranging from 58 units to 160 units
with 3 onsite managers and one corporate assistant regional manager/ asset manager.
The expectation is $60 per hour contractor role to complete the following scope of work.
Estimated 20-40 hours + ongoing quarterly check in or refinements/updates apx 5 hours
per quarter.
- Review and potentially Refine corporate procedures manual and create job description, duties and expectations for assistant regional manager/asset manager. (currently also serves as owner’s property accountant)
- Review and refine annual budget templates for each property.
- Review and maybe refine - monthly financial package reporting from managers to owner, NOI targets, rent collections, delinquency, and expense control.
- Develop action plan templates to correct shortfalls or maximize opportunities.
- Review monthly close out procedures for managers and accounting
- Templates for Driving occupancy and revenue through effective leasing strategies and market analysis.
- Prepare a marketing plan template for managers to follow when economic occupancy is below 90% or for aged units.
- Refine templates for weekly and monthly owner reporting (weekly when economic occupancy or negative NOI growth, monthly when meeting expectations)
- Prepare checklist for asset manager to follow for property visits, property walk, interior and exterior inspection, random lease audits, etc
- Identify and review current training protocols.
- Promote accountability, performance standards, and a positive team culture.
- Review current process around annual performance reviews and staff compliance with training requirements.
- Refine reputation management process and procedures for managers and staff
- Refine resident retention programs and ensure communication standards are met.
- Ensure corporate procedure manual is thorough and review annually and make suggested updates.
- Refine or prepare risk management procedures, safety protocols, and incident reporting.
- Refine monthly ownership reports, variance explanations, and portfolio updates.
- 10+ years of property management experience; 2+ years in a regional or multi-site leadership role preferred.
- Strong knowledge of budgeting, financial reporting, and operational management.
- Proficiency with property management software (e.g., Yardi, App Folio, resman is our provider, Real Page).
