Location: University Park, TX | Schedule: Mon-Fri, 8:00 AM - 5:00 PM Compensation: $80,000 Base + Performance-Based Year-End Bonus
Our client is seeking a sophisticated and high-energy Commercial Property Manager to oversee a 98,000-square-foot, 10-story office building in the heart of University Park.
As the on-site leader, you will manage a dedicated team of eight employees and serve as the primary steward of the asset, ensuring the property maintains its competitive edge in a premier Texas market.
Key Responsibilities
- Operational Leadership: Direct all daily operations, ensuring the building is maintained to the highest standards of safety, aesthetics, and efficiency.
- Team Management: Directly supervise, mentor, and evaluate a staff of eight, including the Building Engineer, security, and administrative personnel.
- Tenant Relations & Retention: Act as the primary liaison for a diverse tenant base; foster long-term relationships through proactive communication and rapid problem resolution.
- Financial Oversight: Manage vendor contracts, negotiate service agreements, and oversee property budgets to ensure maximum ROI.
- Leasing & Administration: Facilitate lease administration, oversee tenant move-in/move-out processes, and manage building tours for prospective occupants.
- Project Management: Coordinate capital improvements, preventative maintenance programs, and major repair projects alongside the maintenance team.
Note: This role specifically requires Commercial Office experience.
- Commercial Expertise: 3+ years of direct experience managing commercial office properties.
- Proven Leadership: Demonstrated ability to manage and motivate a diverse team of employees and contractors.
- Technical Knowledge: Strong understanding of building systems (HVAC, electrical, plumbing), real estate showings, and vendor management.
- Software Proficiency: High level of competence in property management software (e.g., Yardi, App Folio, or MRI) and the Microsoft Office Suite.
- Drive: A results-oriented professional who thrives on deadlines and complex problem-solving.
- Communication: Exceptional verbal and written communication skills suitable for a high-end corporate environment.
- Competitive Base Salary: $80,000
