JPI has an exciting opportunity for a Vice President, Maintenance to join our Investment Ownership team located in Dallas, TX. The Vice President of Maintenance will oversee all maintenance operations, preventative maintenance programs, turns, vendor management, housekeeping, groundskeeping and facilities standards across the portfolio. This leader will establish scalable maintenance infrastructure and operational standards as the company internalizes property management functions.
** Essential Functions & Responsibilities
**** Maintenance Operations
*** Lead all property maintenance operations across the portfolio.
* Develop preventative maintenance programs and asset preservation standards.
* Oversee unit turn strategy, scheduling, and execution.
* Establish emergency response protocols and maintenance standards.
* Build a centralized maintenance team to minimize the need for and support onsite maintenance.
* Create a process to address all maintenance work orders from residents and property management at each property.
** Operational Infrastructure
*** Create maintenance SOPs, workflows, and quality control programs.
* Standardize and centralize purchasing, inventory, and vendor management processes.
* Develop staffing models and maintenance training programs.
* Implement maintenance tracking and work order systems.
* Develop a centralized maintenance staff as a first response for all resident-related work orders.
