Vice President, Transactions

The VP of Acquisitions is a transaction-oriented position focused on acquiring or relinquishing control of real property and assets. This position is also responsible for site selection, financial modeling, and the execution of the transaction, whether it is an acquisition or disposition, strategic planning, identifying and analyzing acquisition opportunities, negotiating transactions, and packaging. Additional responsibilities with disposition include assessing tax implications and structuring the sale with tax-deferred exchange vehicles.

Key Responsibilities

• Perform sourcing, underwriting, due diligence, structuring, and closing for new acquisitions and development opportunities across all points on the risk spectrum
• Make presentations to the management committee to recommend the acquisition of identified real estate investment opportunities
• Responsible for helping to lead small Acquisitions team, overseeing deal teams, as well as coordinating with asset management and other external teams
• Establish bidding and negotiation strategies for potential real estate investments
• Evaluate, underwrite and recommend appropriate investment opportunities
• Build internal consensus on valuation and transaction structure through proactive communication
• Responsible for identifying solutions that drive transactions to closing
• Organize and coordinate closings and transition investments to the asset management team post-closing
• Assist as required, to implement institutional practices in the disposition practice of the company
• Source on and off market opportunities for acquisition
• Provide best practice acquisition and due diligence process
• Assist in cultivating a culture of high-performance habits
• Attendance at all industry events on behalf of Westwood Financial
• Prepare investment recommendations and present potential acquisitions to Investment Committee or Board of Directors
• Oversee creation of market reports
• Develop and maintain target acquisition list
• Partner with team for due diligence and closing process for potential acquisitions
• Identify and acquire properties in accordance with the Company’s Strategic Plan

Qualifications (Knowledge/Skills/Abilities/Experience)

• Actively involved in ICSC and ULI
• Ability to target off Market Properties
• REIT institutional property experience
• Possess core competencies in the following areas:
• Micro/Macro Market Strategy
• Leveraging Industry relationships – Must have Broker Relationships
• Leadership and Management
• Ten years of experience in the following areas:
• Negotiating contracts for real estate acquisitions
• Underwriting cash flow and valuation models in excel
• Knowledge of industrial and retail real estate asset classes
• Closing real estate acquisitions, including reviewing leases, property physical condition reports, environmental reports, and title reports
• Preparing memos for investment committees / Presenting real estate transactions to committees
• Underwriting real estate market conditions including lease and sales comps
• Performing supply / demand analysis

Working conditions

• Travel to LA as often and as frequently as required by the Co-CEOs
• Travel regularly to market Westwood Financial acquisition business plans and to visit properties
