Real Estate Portfolio Fund Consultant - Excel Expert Modeling

Tatum has a 4-6 week project for a Real Estate Portfolio Fund Consultant - Excel Expert Modeling. The project consultant will be working for a client that manages a Real Estate Fund. This project requires highly skilled Excel Expert to assist in the overhaul of the critical financial distribution model. The current model is complex, cumbersome, and highly inefficient due to deeply embedded, sophisticated formulas.

This project requires an individual with a strong foundation in real estate fund accounting and exceptional analytical and Excel modeling capabilities to "unwind" these complexities and create a streamlined, reliable, and efficient model for ongoing use.

• Model Optimization: Dive into and analyze the existing, highly complex Excel distribution model. Identify, "unwind," and simplify complicated formulas to improve model efficiency, speed, and ease of operation.
• Data Analysis & Interpretation: Extract, interpret, and present historical data related to investor profiles, fund performance, and other key metrics for current and potential investors.
• Analytical Support: Provide ad-hoc analytical support and data interpretation to the team, focusing on the numbers and data-driven insights.
• Documentation: Clearly document the revised model structure, formulas, and operation process for long-term internal maintenance.

• Must have 5+ years of Expert-Level Excel Proficiency: Demonstrated mastery of Microsoft Excel, including advanced formulas, modeling best practices, data management, and optimization techniques.
• Must have Real Estate Fund Accounting Knowledge: Deep understanding of fund accounting principles specific to real estate, including distribution waterfall calculations.
