AboutThe Role
Welltower is a leading real estate investment firm focused on acquiring and managing exceptional properties across the United States, Canada, and the United Kingdom. Our investments are centered on seniors housing, outpatient medical facilities, and age-restricted multifamily properties, aiming to scale innovative care delivery models and enhance the wellness and healthcare experience.
We seek experienced and analytical real estate professionals to join our investment and asset management teams. The ideal candidate will combine expertise in multifamily or hospitality operations with a desire to innovate and enhance customer experiences in the growing 55+ and Independent Living residential segments. This role involves overseeing asset performance, analyzing and executing investments, and collaborating with operational partners to drive value and improve outcomes for residents and stakeholders.
The Asset Management Senior Analyst is responsible for providing support for a variety of asset management functions, including, but not limited to, assistance with budgeting/reforecasting, financial analysis (NPV, DCF, IRR, etc.), competitive landscape research, and ad hoc projects as required.
Key Responsibilities- Serve as asset manager for portfolio (approximately 30 properties) of senior housing equity investments.
- Execute asset level business plans in coordination with senior leadership.
- Monitor and drive operating performance relative to business plans, including occupancy, NOI, labor costs, and margin trends.
- Assist in the development, review and analysis of annual portfolio and property budgets, including leasing and revenue assumptions, operating expenses, and capital expenditures.
- Assist in the development of quarterly reforecast, including operating expenses, revenue assumptions, and capital expenditures.
- Preparation and presentation of annual, quarterly and monthly materials and ad hoc requests as required by JV partners and senior management.
- Monitoring property and portfolio level performance metrics and preparing quarterly analysis and reports.
- Conducting property visits and preparing property and local market assessments.

- Self-starter with a proactive, solutions-oriented mindset and strong attention to detail.
- Strong understanding of property-level financial statements, understanding, forecasting, and proven ability to drive performance.
- Demonstrated ability to manage multiple assets and priorities in a fast-paced, deadline-driven environment.
- Collaborative team player with cross-functional engagement skills.
- Ability to self-motivate and work independently in a dynamic environment. Ability to lead and own a process end-to-end.
50% out-of-area and overnight travel is expected.
- Bachelor's degree in Business, Accounting, Finance, or related field.
- Minimum of two years of experience in real estate and/or finance, preferred
