- Complete service requests for common areas, occupied and vacant units, or anywhere on the property as directed.
- Perform service requests such as changing light bulbs, unclogging pipes, fixing faucets, changing locks, floor tile installation and repair, and interior or exterior painting.
- Assist with trash outs and unit turns.
- Inspect appliances, A/C systems, toilets, faucets, showers, lights, disposals, and all safety devices.
- Perform routine plumbing repairs: replace/repair/servicing water heaters, clear drain lines, replace worn washers, gaskets, facets, and floats.
- Replace burned-out, broken, or non‑working exterior light bulbs and fixtures immediately.
- Carpentry repair: kitchen cabinets, window screens/glass, door locks, plaster/drywall.
- Perform routine mechanical repairs such as repairing/diagnosing all major appliances.
- Miscellaneous tasks: interior and exterior painting, floor tile installation and repair, interior cleaning, lawn mowing, leaf raking, tree/shrub trimming, debris removal, and other landscaping duties.

- Must have a valid driver license, auto liability insurance, and reliable transportation.
- Positive attitude, outstanding customer service, and a true team player willing to work at all levels.
9:00 a.m. – 6:00 p.m., Monday through Friday; 10:00 a.m. – 5:00 p.m., Saturday; closed Sunday. The position requires ability to work any of the seven days of the week, 52 weeks of the year, with a rotating on‑call schedule for after‑hours/weekend emergencies. Hours of operation may change by season and property needs.
Physical Demands- Ability to continuously walk for 8+ hours per day.
- Will spend 99‑100% of time moving and on feet.
- Frequent lifting of boxes up to 50 pounds and appliances up to 100 pounds.
- Must be able to climb, stoop, bend, grasp objects, and maintain stationary posture 90% of the time.
- Requires visual acuity for operating machines, motor vehicles, and inspecting small parts.
