About the Role

We are seeking a skilled and detail-oriented Make-Ready Technician to join our maintenance team. This role is responsible for preparing vacant apartment homes for new residents by completing repairs, cleaning, and general maintenance to ensure each unit meets company standards and is move-in ready. The ideal candidate takes pride in their work, demonstrates strong attention to detail, and is committed to delivering high-quality service in a fast-paced environment.

What

You’ll Do
  • Own end-to-end make-ready turns: repair, replace, clean, paint, punch, and finish units so they meet company standards and pass first inspection.
  • Perform common repairs across basic plumbing, electrical, carpentry, drywall/texture, caulking, hardware, lighting, and appliance install/fit-up.
  • Execute interior painting/patching, flooring touch-ups, detail cleaning, and final quality checks before move-in.
  • Make sound repair vs. replacement decisions aligned with budget, standards, and timelines; document rationale in work orders.
  • Plan and prioritize daily/weekly tasks to hit promised ready dates during steady and peak seasons.
  • Use company checklists, punch lists, and an ACMS/work order system to document work performed, parts used, and status updates.
  • Coordinate with teammates and the office on scheduling, handoffs, and pre-move-in walkthroughs; provide clear ETAs and updates.
  • Meet safety and compliance requirements (PPE, ladder safety, LOTO, chemical handling) and maintain clean, orderly work areas.
  • Support occasional resident-facing fixes related to move-ins; communicate professionally and courteously.
Skills and Competencies You’ll Use
  • Ownership and accountability: End-to-end unit prep with minimal callbacks.
  • Work planning and real-time prioritization: Adjust sequencing to meet due dates in a fast-paced environment.
  • Technical judgment: Balanced repair/replacement decisions for quality, cost, and time.
  • Documentation rigor: Accurate work orders, parts usage, and checklists to enable audits and QA.
  • Quality and standards orientation: Uses SOPs and checklists; achieves first-pass approvals.
  • Troubleshooting and diagnostics: Systematically identifies root cause for durable fixes.
  • Teamwork and communication: Clear ETAs, handoffs, and collaboration across the maintenance team.
  • Safety discipline: Operates in compliance with OSHA-aligned procedures and company policies.
Minimum Qualifications
  • 1+ year of apartment make-ready, punch, or closely related maintenance experience in multifamily, hotel, or residential turns.
  • Proficiency with basic repairs: plumbing (e.g., faucets, traps), electrical (e.g., outlets, switches, fixtures), carpentry, drywall/texture, caulking, painting, and appliance install/fit-up.
  • Ability to use a CMMS/work order app and follow standardized checklists.
  • Valid driver’s license and reliable transportation to travel between sites if needed.
  • Authorization to work in the country of employment.
Preferred Qualifications
  • Experience in unit turns during peak seasons with strong on-time completion rates.
  • Familiarity with fair housing considerations in maintenance and resident interactions.
