Make Technician

Hunter's Court Apartments, located in Dallas, TX (75240), is seeking a hardworking and detail-oriented Make‑Ready Technician. This full‑time position offers an hourly wage of $18.00 to $20.00. The successful candidate will be responsible for ensuring that all vacated apartments are restored to market‑ready status in a timely manner and in accordance with the manager’s timetable.

• Inspect vacated apartments and complete make‑ready checklists for each unit.
• Inform the Lead Maintenance Technician and manager of needed services and repairs.
• Conduct all business in compliance with company policies, state and federal laws, including OSHA, ADA, Fair Housing, and the Americans with Disabilities Act.

• Work a minimum of 40 hours per week, with flexibility for emergencies.
• Stand, walk, or sit as required; approximately 70-85% of time spent on feet.
• Move equipment and appliances; lift 1–35 lbs. (or 35–50 lbs. with assistance).
• Perform physical activities such as bending, stooping, squatting, climbing stairs and ladders, reaching above shoulder level, grasping/gripping tools and equipment.
• Maintain good vision and finger dexterity for detailed maintenance tasks.
• Work in a fast‑paced environment, meet deadlines, and multitask.
• Maintain a positive attitude toward customer service and work collaboratively as part of a team.
• Follow instructions from supervisors and apply logical thinking to practical situations.

• Perform routine make‑ready duties, including checking and replacing light bulbs, repairing windows, latches, screens, hinges, doors, and shelving.
• Verify appliance functionality; notify Lead Maintenance Technician of any repairs or replacements needed.
• Assist with moving or changing appliances between apartments.
• Create keys when necessary; replace vacancy or PO BOX locks.
• Inspect faucets, sinks, and plumbing; repair or replace as needed.
• Assist with painting tasks and transfer paint from storage to apartments when scheduled.
• Repair or replace curtains, mini‑blinds, ceiling fans, and other fixtures.
• Repair holes in walls and repaint as needed; inspect bathroom tiles and perform repairs.
• Change air‑conditioning filters.
• Operate carpet‑cleaning equipment to clean carpets.
• Keep grounds clean and assist with maintenance requests.
• Deliver notices to apartments and report supply needs to the Property Manager or Lead Maintenance Technician.

• Learn and comply with all company safety rules.
• Use appropriate safety equipment at all times.
• Immediately report any unsafe condition to the Lead Maintenance Technician.
• Familiarize with safety features of equipment, machinery, or materials used for job duties.
• Consult the Lead Maintenance Technician if any safety procedure is unclear.

• Entry‑level position; applicant must meet all physical requirements.
• Commit to a minimum of 40 hours per week, typically from 8:30 a.m. to 5:30 p.m., Monday through Friday (weekends may be required).
• High School diploma or equivalent.
• Ability to read, write, and speak English.
• Valid driver’s license and automobile insurance.
