Building & Utilities Manager Danville, VA (onsite) Direct Hire- $100k-$105k
Graham Personnel Services is seeking an experienced Building & Utilities Manager to lead the maintenance and technical services supporting our client's factory, buildings, utilities, and critical engineering systems. This is a highly visible leadership role responsible for ensuring the reliability, safety, efficiency, and availability of the infrastructure and utility systems that support production. The ideal candidate brings strong industrial maintenance leadership, mechanical and electrical engineering expertise, a commitment to safety and continuous improvement, and the ability to develop high-performing technical teams.
You will play a key role in capital projects, maintenance strategy, energy management, budgeting, contractor oversight, IWS implementation, and talent development while partnering closely with Engineering, Production, Procurement, Finance, HR, EHS, Quality, and other key functions.
- Capital Projects & Contractor Management
- Support the safe, effective, and timely implementation of capital investment projects throughout the factory.
- Partner with the Engineering Manager on installations, conversions, filter-making equipment, building and utility projects, power systems, and automation equipment.
- Oversee and control contractors during installation and construction activities, ensuring work is completed safely, effectively, and according to requirements.
- Maintenance, Utilities & Facility Operations
- Lead and support corrective and preventative maintenance activities for factory buildings, utilities, and engineering systems.
- Ensure the reliability and availability of critical systems, including:
Electrical systems, lighting, and grounding HVAC, fans, and AC units Air compressors and compressed-air systems Boilers, pumps, filters, and heat exchangers Gas and other production energy resources Building and facility infrastructure - Ensure reliable electrical supply and the availability of required energy resources for production, warehouses, and administrative areas.
- Develop and maintain effective maintenance systems and processes that improve productivity, equipment utilization, efficiency, and energy performance while reducing costs.
- Ensure facilities and utility systems meet current and future production, capacity, and operational requirements.
- Maintain compliance with local legislation, company policies, environmental, safety, and ISO requirements.
- Budget, Energy & SAP
- Lead planning and control of the Engineering Department's maintenance and energy budgets, including monthly and annual budget preparation.
- Report maintenance and energy budget performance to the Engineering Department Manager.
- Participate in the ASP process.
- Own facility energy consumption performance and initiate actions to achieve established KPIs.
- Create purchase orders in SAP for maintenance activities and monitor supplier payments.
- Establish and maintain effective asset and spare-parts management processes, including SAP, ordering, and write-off activities.
- IWS & Continuous Improvement
- Develop the technical understanding and capability of operating teams.
- Serve as the Cell Lead for Building & Utilities.
- Own and support key Daily Management Systems (DMS), including: CIL – Clean, Inspect, Lubricate IE – Incident Elimination DH – Defect Handling 90-Day Plan DDS – Daily Direction Setting
- Participate in DDS meetings and deploy the IWS DDS structure according to the established plan.
- Coordinate technical activities in alignment with EHS guidelines and 5S3R standards.
- Coordinate technical activities within Utilities in accordance with direction from leadership.
- Participate in the LE pillar and assigned Standard Work Processes (SWPs), completing required PDCA actions.
- Successfully progress through the qualification process for the Cell Lead skills role.
- Leadership & Talent Development
- Lead and develop direct reports through effective task assignment, coaching, training, motivation, and performance management.
- Identify training and development needs and support employees in building their technical capabilities.
- Prepare and maintain job descriptions for direct reports.
- Ensure employees maintain all licenses and certifications required by local legislation for the safe operation of hazardous equipment.
- Cross-Functional Leadership
- Partner with Procurement, Finance, HR, EHS, Quality, Production, MS, and other functions to support factory objectives.
- Provide leadership and technical support to the Engineering Department and broader factory organization.
- Promote a culture centered on safety, reliability, continuous improvement, accountability, and operational excellence.
